Process: First obtain a demo permit from the State, then bring this permit to
Fort Collins to get a permit from the City.

Atrium
Currently included in design:
• NFPA 13 sprinkler system
• 1 hour rating on all walls surrounding atrium
• Mechanical smoke exhaust system with make up air louvers on ground
level
• Class A rating on all interior materials in atrium
This appears to be acceptable.

Elevator Shaft
1 hour rating on shaft walls required. 60 minute rating on doors likely
required. SWARC to verify and follow up with Fort Collins if there is a different
approach.

STC 39 Rating @ Wall Assembly + Windows
Required within 1000 ft of train tracks. Site is not within 250 feet of College
Ave. It’s possible that rating may only be required on façade facing the tracks
with a variance. SWARC and HC will get window cost information from IKota
and determine if we would like to pursue a variance.

Prescriptive IECC Requirements
Because electric heating will be used, building enclosure elements must meet
prescriptive IECC requirements. The Team may want to pursue a variance for
the exterior rigid wall insulation requirement. SWARC to coordinate with
Group14.

Electric Vehicle Ready
¾” min, conduit required at 10% of parking spaces. 28 parking spaces are
provided, so conduit will be provided at 3 spaces. SWARC and MV to review
requirements in Fort Collins Amendments to insure everything is met.

Courtyard Egress Doors
SWARC and HC will decide if delayed egress is desired on these doors (IBC
10.10.1.9.8), or if they will unlock in the case of a fire alarm. Team to meet
with door hardware consultant next Tuesday.

Mechanical ventilation through PTAC units is required. Therefore, natural
ventilation from windows is not a requirement.
