A tract of land being a portion of Lot 1, Landmark Subdivision P.U.D., recorded at Book 2231,
Page 1454, Larimer County Clerk and Recorder, located in the Northwest Quarter of Section 23,
Township 7 North, Range 69 West of the 6th P.M., City of Fort Collins, County of Larimer,
State of Colorado, and being more particularly described as follows:
Considering the West line of Young’s Creek, recorded at Reception No. 20040037611, Larimer
County Clerk and Recorder, as bearing North 00° 00' 35" East and with all bearings contained
herein relative thereto:
COMMENCING at the Southwest corner of Tract E, Young’s Creek; thence, along the West
line of Young’s Creek, North 00° 00' 35" East, 248.33 feet to the POINT OF BEGINNING;
thence, North 89° 59' 25" West, 2.88 feet; thence along a curve concave to the Southeast having
a central angle of 89° 40' 00" with a radius of 25.00 feet, an arc length of 39.12 feet and the
chord of which bears South 45° 10' 35" West, 35.25 feet; thence, South 00° 20' 36" West, 168.20
feet to the Northerly right-of-way line of Hobbit Street; thence along said Northerly line the
following 2 courses and distances: South 64° 07' 55" West, 10.65 feet; thence along a curve
concave to the Northwest having a central angle of 04° 15' 21" with a radius of 213.00 feet, an
arc length of 15.82 feet and the chord of which bears South 66° 15' 36" West, 15.82 feet; thence,
North 00° 20' 36" East, 179.36 feet; thence along a curve concave to the Southeast having a
central angle of 89° 40' 00" with a radius of 49.00 feet, an arc length of 76.68 feet and the chord
of which bears North 45° 10' 35" East, 69.09 feet; thence, South 89° 59' 25" East, 2.88 feet to the
West line of Young’s Creek; thence along said West line, South 00° 00' 35" West, 24.00 feet to
the POINT OF BEGINNING.
The above described tract of land contains 5,634 square feet, or 0.129 acres, more or less and is
subject to all easements and rights-of-way now on record or existing.
