College Ave. Fort Collins, CO 80524 (970) 221-6573 Project # 1257-001 Landmark Apartments Expansion Variance Request for LCUASS Section 7.4 Minimum Distance Variance Description: This is a request for Variance to Standard contained in Section 7.4 of the Larimer County Urban Area Street Standards which pertains to the typical street section, designed in accordance with Figure 7-9F for Residential Local Street. Variance to this standard will allow the Landmark Apartments project to build an attached sidewalk around the proposed cul-de-sac. Technical Design Criteria: Figure 7-9F shows a detached 4.5’ sidewalk for local residential streets. Identifying the Issue: Per Land Use Code, unless Hobbit Street was vacated, Hobbit Street would need to be terminated with a 50’ radius cul-de-sac. The existing sidewalk along Hobbit Street is 4’ attached. The proposed sidewalk will continue with the existing condition, except the proposed sidewalk will be widened to 5’ attached. Comparing to Standards: The standard calls for a 4.5’ detached walk, the proposed sidewalk is 5’ attached. Justification: The proposed sidewalk will match the existing site better. The sidewalk will be widened more than the standard. This additional width will bring more benefits to the public. This variance is not expected to be detrimental to the public health, safety and welfare, and will not reduce design life of the improvement nor cause the Local Entity additional maintenance costs.
