A variance is being requested for the right-turn lane at the east site access.
Response to comment 6
The commercial property is located in the northwest quadrant of the Suniga/West
Site Access intersection. Table 1 shows the Trip Generation for the commercial
property. Figure 1 shows revised short range (2022) total peak hour traffic at the key
intersections. Figure 2 shows revised long range (2040) total peak hour traffic at the
key intersections. Table 1 shows the short range (2022) total peak hour traffic
operations at the Suniga/West Site Access intersection. Table 2 shows the long range
(2040) total peak hour traffic operations at the Suniga/West Site Access intersection.
The Suniga/West Site Access intersection will meet the City of Fort Collins Motor
Vehicle LOS Standard in the short range (2022) and long range (2040) futures with
commercial property.

Figure 3 shows the revised short range (2022) geometry. Figure 4 shows the
revised long range (2040) geometry.
