DESCRIPTION: SANITARY SEWER EASEMENT
A Sanitary Sewer Easement being within a portion of Parcel 1 as described at Reception No.
98098308 on file at the Office of the Clerk and Recorder, Larimer County Colorado being located in
the Northwest Quarter of Section 12, Township 7 North, Range 69 West of the Sixth Principal
Meridian, City of Fort Collins, County of Larimer, State of Colorado, being more particularly
described as follows:
Considering the west Line of said Northwest Quarter as bearing North 00°00’00” East, and with all
bearings contained herein relative thereto:
Commencing at the West Quarter corner of said Section 12; thence, North 07°31’42” East, 846.88
to a point being on the northerly right-of-way line of the Union Pacific Railroad, also being the
southwesterly line of said Parcel 1 and the southwest corner of Utility Easement A as described at
Reception No. 20040017224 on file at the Office of the Clerk and Recorder; thence along the
westerly line of said Utility Easement A along a curve concave to the Northeast having a central
angle of 01°50’44” with a radius of 921.29 feet, an arc length of 29.67 feet and the chord of
which bears South 39°08’56” East, 29.67 feet; thence departing said northly right-of-way line and
along the northerly line of said Utility Easement A, South 71°25’27” East, 47.70 feet to the POINT
OF BEGINNING; thence departing said northerly line, thence, North 05°38’17” East, 152.43 feet;
thence, North 41°15’20” East, 45.25 feet to a point on the westerly line of Utility Easement B as
described at Reception No. 20040017224 on file at the Office of the Clerk and Recorder; thence
along the westerly line of said Utility Easement B, South 00°42’28” West, 18.90 feet to the
southwest corner of said Utility Easement B; thence along the southerly line of said Utility Easement
B, South 83°54’11” East, 21.66 feet; thence departing said southerly line, South 41°15’20” West,
33.72 feet; thence, South 05°38’17” West, 149.69 feet to a point on said Utility Easement A;
thence along the northerly line of said Utility Easement A, North 71°25’27” West, 30.78 feet to the
POINT OF BEGINNING.
The above described Sanitary Sewer Easement of land contains 5,513 square feet or 0.127 acres
