Background:
This lot was purchased by Ridgeview Business Ventures and was originally slated for (6)
individual single family attached units. The project was then modified to (5) individual single
family attached units and during this process it was discovered that the end unit of the adjacent
lot at 4702 Dusty Sage Drive encroached into the building envelope of 4708 Dusty Sage Drive
by over 15 feet. The end unit encroachment at 4702 Dusty Sage Drive was approved by HOA
and City Planning when it was built in 2004-2005.
As a result of the encroachment, 4708 Dusty Sage Drive needs to be replatted to (4)
individual single family attached units. An HOA easement (2’ x 15’) was obtained and is
included in this submittal.
Objectives:
Ridgeview Business Ventures is eager to develop this lot and built the (4) single family
attached units. The re-design successfully maintains the original integrity and blends well into
Harmony Ridge.
Our main objective is to begin construction as soon as planning approval is received, the
plan re-design and replat comply with all city planning, zoning, and building codes.
