Department: Engineering Development Review Contact: Spencer Smith, 970‑221‑6603, smsmith@fcgov.com Topic: General Comment Number: 1 10/30/2018: INFORMATION ONLY: There will be 8-foot utility easements required along both sides of the existing alley that runs north/south through the site. Since the property is being platted now, it would be easier and cost less to dedicate the easements as part of this plat. If the easements are not dedicated with this plat, it will be required as the parcels are developed in the future. This will need to be done by separate instrument and require payment of the easement dedication fee(s) per the City's TDRF application. RESPONSE: The 8’ utility easements have been added. Department: Stormwater Engineering Contact: Heather McDowell, 970‑224‑6065, hmcdowell@fcgov.com Topic: General Comment Number: 1 10/29/2018: INFORMATION ONLY: The submittal application indicates that this is a request to replat the existing parcels and that there are no site improvements proposed with the replat at this time. As such, there are no stormwater requirements at this time. RESPONSE: That is correct. Comment Number: 2 10/30/2018: FOR APPROVAL: There appears to be a public storm sewer pipe and inlet located at the southeast corner of the block. The City will require that a drainage easement be placed over this existing pipe and inlet if one does not already exist. The easement should extend a minimum of 10' either side of the inlet and pipe alignment. RESPONSE: As discussed, a note has been added to the plat regarding existing public utilities and future easements. Department: Water‑Wastewater Engineering Contact: Heather McDowell, 970‑224‑6065, hmcdowell@fcgov.com Topic: General Comment Number: 1 10/30/2018: FOR APPROVAL: There is an existing 12‑inch waterline that appears to be located within the extents of this plat, along the westerly boundary. The City will require that a utility easement be dedicated for this waterline if one does not already exist. The utility easement shall extend a minimum of 10' on either side of the water line alignment. RESPONSE: As discussed, a note has been added to the plat regarding existing public utilities and future easements. RESPONSE: The plat now shows 10’ utility easements on either side of the alley.
