The sidewalk on the property along 9th Street/Lemay is not shown on the BDR plan set. The sidewalk should be
included because it is not located in the right-of-way.
Response – Clarification has been provided and comment have been addressed on Sheet LS100. This sidewalk
has already been constructed by City of Fort Collins Engineering in Spring of 2018. If any additional information is
required, please refer to Rob Mosbey in Engineering.

Response – Worked directly with Crystal Strouse in Natural Areas on a seed mix and will include in the seed
construction specifications for the contractor.

To clarify, 1 upsized mitigation tree will still need to be shown at upsized caliper:
Canopy Shade Trees: 3” caliper ball and burlapped
Ornamental Trees: 2.5” caliper ball and burlapped
Evergreen Trees: 8’ height
The previous landscape plan submittal showed all trees at upsized caliper. Sorry for the confusion! All
non-mitigation trees should be sized at standard caliper:
Canopy Shade Trees: 2” caliper ball and burlapped
Ornamental Trees: 1.5” caliper ball and burlapped
Evergreen Trees: 6’ height

Please provide the below language to the landscape plans. Only 1 mitigation tree is required, therefore you do
not need to size the trees at mitigation caliper. The following standard sizes are permitted:
Canopy Shade Trees: 2¿ caliper ball and burlapped
Ornamental Trees: 1.5¿ caliper ball and burlapped
Evergreen Trees: 6¿ height

Please provide the total number of required mitigation trees on L100. According to the tree inventory/mitigation
table, a total of 5 mitigation trees are required. However, since you are planning on transplanting 4 trees back
on-site (with a mitigation value totaling 4 trees), you receive a mitigation credit. Your total mitigation, accounting
for the credit, equals 1 mitigation tree.

Ornamental Trees: 2.5¿ caliper ball and burlapped
Evergreen Trees: 8¿ height

In addition to the large block of street tree notes included on LP101, please include the modified street tree permit
note placed in bolded box on applicable landscape sheets to emphasize importance. Please see section B of the
standard notes provided by City Forestry:
A PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE ANY TREES ORSHRUBS AS NOTED
ON THIS PLAN ARE PLANTED, PRUNED OR REMOVED IN CITY OF FORT COLLINS PARKS AND
RIGHT-OF-WAY. THIS INCLUDES PLANTING WITHIN PARKS AND ZONES BETWEEN THE SIDEWALK AND
CURB, MEDIANS AND OTHER CITY PROPERTY. THIS PERMIT SHALL APPROVE THE LOCATION AND
SPECIES TO BE PLANTED. FAILURE TO OBTAIN THIS PERMIT IS A VIOLATION OF THE CITY OF FORT
COLLINS CODE SUBJECT TO CITATION (SECTION 27-31) AND MAY ALSO RESULT IN REPLACING OR
RELOCATING TREES AND A HOLD ON CERTIFICATE OF OCCUPANCY.

and LP101.
7/16/2018:Continued:Please include the City of Fort Collins Street Tree note to all landscape sheets,
as well. Since this is City property, Forestry will need to inspect and approve all trees at the nursery.

Please include the City of Fort Collins General Landscape Notes and street tree notes on the landscape plans.

After further discussions with Park Planning regarding electric service to the restrooms, it has been determined
that Park Planning will run their private electric service from the restrooms to an existing transformer at the
northwest corner of Lemay and Vine. Light and Power will not need to extend primary electric into the site or set a
transformer.

The address signage is noted by the park parking area, however, wayfinding signage is also required at the
entrance from Lemay to indicate the appropriate access to the park as noted in the comment below.

Please submit signed variance applications for final review/approval - what was submitted will be acceptable for
approval, signatures are required before the variance can be approved and returned for inclusion in the final
drainage report.

07/24/2018: Variance application has been received. Discussion is needed to update the request prior to
acceptance. Please also include spillway flow depth in the variance request.
04/27/2018: Low Impact Development requirements for water quality appear to be met although additional
information is still required to verify the playground drain facility will be acceptable. Standard water quality is not
being provided for 100% of the improvements as required; please submit a variance request for these areas that
are not being treated for water quality.

The landscape plan references sheet 7 of the utility plans for this area; sheet 7 of the utility plans references the
landscape plan. This appears to be a circular reference. The utility plan shows the media being used, which is
great. Please coordinate to show the rain garden seed mix on the landscape plan or alternatively provide
reference about what will ultimately be provided for seed mix (please coordinate with Environmental Planning).
Response – The landscape plan has been updated to address this comment.
07/24/2018: Please see redlines on rain garden cross section. The landscape plan now shows "raingarden
seed mix (TBD)" - has it been determined how this area will be landscaped?
04/27/2018: The proposed rain garden is not shown to use the standard cross section. Can the cross section
be updated per Stormwater Detail 53?How will this area be landscaped? It doesn't appear to be identified on the
planting plan.
