Please correct acre calculations. Also provide a line item on the land use table indicating solar array

The project narrative has been updated to 5.90 acres, which is consistent with the Site Plan. The ECS lists
6.0 acres since that was the acreage of the study area we asked the consultant to review.

To comply with landscape alternative compliance please add some informal groupings of shrubs inside
the fence north of the entrance drive - along the parking area and then extending a reasonable distance
north. Spacing required is a minimum 20ft and maximum 40 feet. Grouping quantity is up to the
applicant, however, the alternative you are proposing is in lieu of 'full tree stocking'. Please also callout
on the landscape plan how the plantings are achieving alternative compliance. Our code says this... the
decision maker shall take into account whether the alternative preserves and incorporates existing
vegetation in excess of minimum standards, protects natural areas and features, maximizes tree canopy
cover, enhances neighborhood continuity and connectivity, fosters nonvehicular access or demonstrates
innovative design and use of plant materials and other landscape elements.

PFA is expecting to adopt the 2018 IFC in January 2019
Ground mounted solar arrays require a separate plan review and permit from the Poudre Fire Authority.

10-31-2018 UPDATE after City meeting: Part of the code requirements for Solar Arrays is to maintain all
vegetation around each individual array at less than 18ft in height.

reviewed by Env Planning staff. Non-native plant species dominate the site including smooth brome (B.
inermis), crested wheatgrass (A. cristatum) and field bindweed (C. arvensis). SWCA recommendation:
"no ecological resources will be adversely impacted by this project."

10/29/2018: INFORMATION ONLY: Onsite visit occurred with Env Planning and Forestry staff on
8/27/18. Tree mitigation for loss of Siberian elms to include 12 (minimum) 5-gallon size native shrubs.
Landscape plan to include pollinator garden strip and utilizing Natural Areas Department designed
custom seed mix for alkaline soils. Proposed plant material and seed are suited to this region and should
do well once established; ensure adequate watering plan during first 1-2 years so plants can get
established. Consider timing as well - best time is planting in April/May or September/October. For
seeding: March or November without temporary irrigation.

plan will be in place to ensure the plants get established.

and the natural features into the future.

10/31/2018: A minimum clearance of 8’ must be maintained in front of the transformer doors and a
minimum of 3’ on the sides Transformer and meter locations will need to be coordinated with Light &
Power Engineering. We will allow the transformer to be within ten feet of the gravel access road if the
road is capable of supporting a 40-ton vehicle.

impervious which would need to be treated. Please submit a design on how the LID requirement will be
