The dedication of the right of way may appear to place an existing building with storage units partially in the newly
dedicated right of way (its depiction isn't shown as there doesn't appear to be a site plan that fully shows the southern
boundary beyond the extent of Sheet Z 1. In addition, there would appear to be an existing fence and an existing
trailer in the right of way as well. The parking that is perpendicular to Sharp Point Drive isn't necessarily shown to be
in right of way, however with future sidewalk placed abutting the new right of way, there could be overhanging of
vehicles into the sidewalk and typically Zoning requires a landscape buffer from parking to the right of way. The items
in right of way would need to be relocated out of the right of way dedication, but if ultimately a building would be in
right of way further investigation would be needed and possibly different consideration for the dedication.

It has been confirmed that the existing building will not be in the newly dedicated right-of-way. The trailer has been
moved out of the right-of-way. The fence is on the newly dedicated right-of-way line.

The replat should also be dedicating a 9-foot utility easement behind the dedicated right of way. Parking lots may be
within the easement, as well as fences. Buildings and other structural items could not be in an easement.

The site plan shows an access and utility easement. As it appears to be needed partially for PFA/emergency access, it
should be dedicated as an emergency access easement instead of an access easement. Note that these are not shown
on the plat, and could be dedicated via plat, otherwise they would need to be dedicated by separate document and
would require additional fees.

It should be noted that the construction of sidewalk improvements was indicated during the conceptual as not being
required with the specific telecommunication development proposal. Further redevelopment of the property would
require reevaluation and the likely requirement of the construction of sidewalk and ADA compliant access
improvements along Sharp Point Drive and Midpoint Drive.

The development plan narrative indicate that the property is currently undeveloped, but I'm trying to reconcile how
there can be existing trailers, parking, and a building as well as a parking lot on undeveloped property.

vehicles and trailers temporarily which can be moved to another location on property.

owner stores vehicles and trailers temporarily. At the time that the owner develops the property, additional flowering
shrubs can be added. Current design is for the newly installed trees to be watered by hand until additional
development occurs. Adding in 2-3 flowering shrubs at this time will not be watered adequately to keep them alive
and will instead need to be removed and replaced.

monopine will be from Larson. Please note that the tree will be made to required specifications with approximately

Also, the tree appears top heavy, is it possible to widen the base and make the tree more pyramidal in form similar to
evergreen trees typically seen in Fort Collins such as the Austrian Pines, Spruce and White Pines.

Sheet Z 4 The cabinets proposed, it looks like these will pop up over the wood fence and that they will be visible from
the street. Will these be painted? Would suggest looking at the Van Dyke Brown fence color, and the cabinet colors,
and making them a light matching color in the warm tan range, such as desert tan. This way the cabinets, steel canopy,
transformer and other visible utility appurtenances and the fence will all match and blend. The Van Dyke Brown is
probably too dark. Provide labels clarifying all that will be painted.

The proposed site changes shown in this submittal are not substantial enough to trigger Stormwater requirements
beyond a grading plan. It appears these improvements can be installed with minimal impact to existing grading and
drainage patterns. Please confirm that existing grading and drainage patterns are being maintained with this
installation, and I will waive the grading plan requirement. If future submittals include site or grading changes that are
not shown on these plans, please contact Dan Mogen at (970)224 6192 or dmogen@fcgov.com to coordinate and
determine what requirements, if any, will apply.

on this property (2025 Sharp Point). Please show the proposed drainage easement for this detention basin on these

telecommunications facility.

moving forward with the development of 2601 Canton Court at this time and will not impact the proposed Verizon
site.
