HomeMy WebLinkAboutBLOCK 23 - BASIC DEVELOPMENT REVIEW - BDR180032 - SUBMITTAL DOCUMENTS - ROUND 1 - PROJECT NARRATIVEPage 1 October 10, 2018 Block 23 Design Narrative Project Title: Block 23 Past Meeting Dates: Conceptual Review Meeting held on July 27, 2018 General Information: Request to replat four parcels known as Block 23, located at the southeast corner of North College Avenue and Cherry Street. The replat contains 2.619 acres. The intent is to clean up old lot lines and easements and create two lots with the existing alley right-of-way in between. Lot 1 is .874 acres and has a 30’ Burlington Northern railroad easement bisecting the northwest corner of the property. Lot 2 is 1.745 acres and spans from Cherry Street to Maple Street. Existing uses surrounding the property are Old Town Flats and Penny Flats to the south and west, City of Fort Collins-owned building to the south, North College Avenue to the east and the Museum of Discovery to the north. The site currently contains vacant land, abandoned commercial buildings that were formerly used for automobile servicing operations and an abandoned fast food restaurant. The site is zoned D - Downtown and the project will be subject to a Type I Administrative hearing. Although a PDP is not being proposed at this time, the proposed project will be mixed-use. It is anticipated the buildings will be between 4 and 5 stories high. Vehicular access is anticipated to be from the existing alley via Maple, Cherry or Mason Street.
