Reference building material colors. Do they match existing building colors? Response - Elevations are titles are correct. Building material colors are noted and intended to match existing stucco on existing main building. Topic: Site Plan MA Comment Number: 2 Show and distinguish what is existing and proposed changes on plans. Response – Dark black building outline with gray hatching is proposed addition as indicated with “proposed” note. All other area that are lighter, thinner lines indicate existing. No site changes proposed outside immediate vicinity of addition. Comment Number: 3 Site Plan add planning signature block. Response – Planning signature block added to sheet A2.0. Topic: Plat BDR 2 Comment Number: 4 No comments on plat. Response – Yes, they will be behind the parapet wall and away from street view. Comment Number: 2 09/05/2018: Is there any exterior lighting to be added? Response – Yes, only building mounted lights over the proposed walk doors. Comment Number: 3 09/05/2018: On the site plan the Owner signature block is not necessary and can be removed. Response – Owner signature block has been removed from site plan. Please include a sheet index for the Minor Amendment that includes all sheets not in the Utility Plan set. Response – A sheet index has been added to sheet A2.0. Topic: General BDR Comment Number: 1 09/05/2018: The signature line for the City please change from "Director of Planning" to "CDNS Director" Response - Signature Block has been updated. If the current configuration and slopes of the curb ramp does not meet ADA requirements, it will need to be brought up into compliance. Response – Plans have been revised to show the reconstruction of this ramp. With the future sidewalk installation, a drainage report will be required and will need to show how the impacted detention basin will be mitigated. (This comment is also provided in the BDR180025). Response – Understood – at this time no changes are planned to the pond. Contact: Jesse Schlam, 970-218-2932, jschlam@fcgov.com Topic: Erosion Control MA / Erosion Control BDR Comment Number: 1 08/22/2018: Based upon the truck traffic and lift traffic on this building addition the control measures proposed here are not going to be very effective and would recommend looking at some other types of inlet protection or vehicle tracking control devices to handle the unique aspects of this site already being majority built out. Plans, Details and Escrow will all need to be updated based upon the controls chosen. Any change to the existing electric service will require the installation of a CT cabinet and the removal of the existing CT's from the transformer. Placing CT's in the transformer is a practice that is no longer allowed. Response – Will update affected CTs. 4 Comment Number: 3 09/04/2018: A C-1 Form and a One-line diagram will need to be submitted to Light & Power for any change to the existing electric service. On-site mitigation will need to be provided for the loss of this tree. If the tree was already removed, please include specimen details including species, size, and condition, since a tree inventory meeting with City Forestry did not occur. City Forestry will assign the appropriate amount of mitigation trees to be planted back on-site. Response – After on-site meeting 9-24018 with Molly the single tree proposed to be removed is not in good shape and does not need to be mitigated. 2/5/2018: There appears to be existing trees on-site.
