Design Narrative:
This application is a two‐part request.
Request No. 1 is to formally confirm a legal accessory dwelling unit at 700 Remington Street.
The accessory dwelling unit consists of an existing detached, single‐story, carriage house that
has been previously converted into a studio apartment. The carriage house sits on the alley side
of the residential lot and is likewise accessed from the alley. The current occupancy of the
carriage house constitutes an illegal dwelling unit. A single parking space is currently provided
to the studio apartment on the subject property.
Request No. 2 is to formally grant extra‐occupancy designation to the existing 2‐story, single‐
family, residence that occupies the public street side of the residential lot. The existing house
has 4 bedrooms and 4 baths. Two parking spaces are currently provided to the residence on the
subject property. An additional two onsite parking spaces are proposed to bring the total onsite
parking dedicated to the extra‐occupancy residence to 4.
No structural or architectural modifications are contemplated for either the existing main
house or the existing carriage house as a part of this application. No subgrade excavations of
any nature are contemplated as a part of this application. No modifications to the existing site
grading or historical stormwater drainage are contemplated as a part of this application, other
than a slight increase in pervious site area due to the replacement of a stone patio with an
expanded gravel parking area.
