Response: Agreed and have made these corrections except for gross lot size as it currently
matches the recorded plat.

08/28/2018: The civil portion of the plan set still has general compliance aspects with our requirements.
Please look to have City standard utility plan approval blocks on all sheets of the plan set. Please remove the
Planning Certification and Ownership Certification on this civil set as well. An example of the City a Utility Plan
Approval Block and cover sheet info on this set can be found here:

Response: Agreed and have removed the certifications and added the proper utility plan
approval block to each sheet on the civil plans.
07/17/2018: The plan set does not provide distinct separate civil and site plan documents and tends to mix
components of each. A separate civil set requires items specified in the Larimer County Urban Area Street
Standards noted in the Appendix E checklist along with a Utility Plan Approval Block on each page.

Limits of street cut are approximate. Final limits are to be determined in the field by the City Engineering
Inspector. All repairs to be in accordance with City street repair standards.

08/28/2018: Either the water and sewer taps will need a utility easement dedicated to the City for the portion of
utilities that are in Larimer County (off-site of the lot) and be shown on the plans, or the plans should perhaps be
redesigned to bring the utilities off of the emergency driveway. More information on the dedication process can be

Response: The services have been redesigned so they are now located near the emergency
access and inside the property boundary. Easements are no longer needed.

08/28/2018: A utility easement is required for the water and sewer services that cross other properties before
entering the proposed lot. This is required before signing of mylars. Another option is to relocate the services to
enter the lot along the driveway entrance which would not require any easements.

Response: The report, escrow and erosion control plan have been revised to address all the
comments.
07/11/2018: The site disturbs more than 10,000 sq. ft. and therefore Erosion and Sediment Control Materials
need to be submitted. The erosion control requirements can be located in the Stormwater Design Criteria under
the Amendments of Volume 3 Chapter 7 Section 1.3.3. a copy of the erosion control requirements can be found
at www.fcgov.com/eroison. The Erosion Control Materials will need to be submitted at time of the first round of
FDP. Please resubmit an Erosion Control Report as the recently received materials has comments and redlines
that needed to be addressed to meet City Criteria. Please resubmit an Erosion Control Plans as the recently
