The wheel stops have been relocated on plans to this location as directed in meeting. Comment Number: 2 09/04/2018: Please add a note on the existing sight lighting any replacement fixture will be fully shielded and down directional. The following note has been added to sheet 2of2 under Existing Site Lighting To Remain Images “NOTE: Any replacement fixture shall be fully shielded and down directional. This will require the owner/developer to enter into a development agreement with 2 the City. The owner submitted contact information after the Staff Review Meeting on 09/05/18. This process is underway. Comment Number: 2 09/04/2018: There is a payment in lieu required for the College frontage which an estimate was provided to Kimberly Mary dated 3/20/2018. Comment Number: 3 09/04/2018: There is an accepted cross section for Aran St that is not in the Larimer County Urban Area Street Standards currently and would require an additional 3' of right-of-way to be dedicated on this property for Aran St to bring the total right-of-way dedication to 36'. The dedicated ROW for Aran St. has been updated to 36’ on the site plan. Just before submittal I noticed that it was missed on the plat by the surveyor. This correction will be made by final. Comment Number: 4 09/04/2018: You are showing the emergency access easement starting from the old property line. The emergency access easement only needs to be dedicated on the property and not in the right-of-way. The emergency access easement has been updated on all plans to reflect the above comment. Thank you for the information. The plan has already been submitted for Plan Review. Comment Number: 2 08/20/2018: ACCESS The required Fire Lanes are noted on the provided site plan dated 8-8-2018. These shall be noted as Emergency Access Easements on the site plan and shown on the Plat or dedicated by separate legal document. These Fire Lanes satisfy the requirement for 150ft fire access to all points of the exterior perimeter of the building. The Site Plan has been updated to note Emergency Access as “Emergency Access Easement” this same note is on the plat. Comment Number: 3 08/20/2018: FIRE SPRINKLER/FIRE CONTAINMENT The Fire Wall for fire containment is noted in the provided documents and its final construction will be verified at time of building permit. Understood Comment Number: 4 3 08/20/2018: HYDRANT A hydrant that produces 1500gpm at 20psi residual pressure is required within 300' of any Commercial Building as measured along an approved path of vehicle travel. The existing building is more than 600' from the closest available hydrant at College and Trilby. As no additions are being proposed to the existing building other than façade upgrades and the occupancy use is being converted from a more hazardous occupancy (A-2 group) to a less hazardous occupancy (B o rM group), the hydrant requirement will not be enforced at this time. The applicant should be aware that future development on the property may trigger the installation of a hydrant at that time. Understood we will keep this in mind for any future development. Comment Number: 5 08/20/2018: PREMISE IDENTIFICATION Addresses shall be posted on each structure and where otherwise needed to aid in wayfinding. Code language provided below. IFC 505.1: New and existing buildings shall have approved address numbers, building numbers or approved building identification placed in a position that is plainly legible, visible from the street or road fronting the property, and posted with a minimum of eight-inch numerals on a contrasting background. Thank you for this information. Comment Number: 6 08/20/2018: FIRE LANE SIGNS Additional Fire Lane-No Parking signs will be required at the island to the west of the ADA parking. A further sign will be required at the east end of the fire lane which parallels the north elevation of the building. These signs have been added to the plans as indicated above. Existing, significant trees should be retained and protected to the extent reasonably feasible. This meeting shall occur prior to next submittal. Tree inventory and mitigation information should be included in a table on the site/landscape plans. I have included an “existing tree inventory and mitigation table” to sheet 2of2 on the plans to cover the existing Siberian Elm Volunteer in the north-east corner of the property. I've noted that existing parking area is being utilized with the addition of parking blocks, a trash enclosure is being added, and adjustments are being made to landscaping; it is expected that existing grading and drainage patterns will remain unchanged. Based upon the submitted Planning Materials it has been determined that this site; disturbs less than 10,000 sq. ft., is not in a sensitive area, has no steep slopes (greater than 3H:1V), and is not part of a larger common development under construction. Therefore, no submittal of Erosion Control Materials are needed at this time (if this site substantially changes in size or design where the above criteria are anticipated, erosion control materials should be submitted in such a case). Though the site at this time requires no erosion control material submittal, it still must be swept and maintained to prevent dirt, saw cuttings, concrete wash, trash & debris, landscape materials and other pollutants from entering the storm sewer at all times in accordance with City Code 26-498 or erosion and sediment control measures will be required of the site. Nearby area inlets should be protected as a good preventative practice. If at building permit issuance any issues arise please email erosion@fcgov.com to help facilitate getting these permits signed off.
