HomeMy WebLinkAboutGULLEY DURAN SINGLE-FAMILY RESIDENCE - PDP / FDP - FDP180021 - SUBMITTAL DOCUMENTS - ROUND 1 - ACCESS, UTILITY, DRAINAGE EASEMENTFIRE LANE MAINTENANCE PLAN Gulley Duran Subdivision – Parcel #9610400006 The private access road to the project connecting from S. Shields St. has also been designated as the emergency and fire access to the new residence. To maintain the accessibility for emergency vehicles and equipment, the road will be maintained as outlined below. Roadway: ‐ The access road and turnaround will be constructed of compacted gravel road base or recycled asphalt at a minimum of 3” depth, above compacted subgrade. The road and turnaround will be graded to slope to one (or both) sides to avoid water pooling on the road surface. The road will be a minimum width of 16’, increasing to 20’ wide when adjacent to residence. ‐ Owner shall visually inspect the road surface daily. Owner shall grade the road using adequate equipment and replace the road base as needed to ensure the roadway is easily passable at all times of year. Low spots in the road shall be filled in with additional road base immediately to create an even surface for driving. Uneven portions of the road or with a ‘washboard’ surface shall be re‐graded so that the road is smooth and passable. ‐ Drainage and grading shall be taken into account; damage due to erosion or damage from drainage shall be immediately repaired and corrected to prevent unacceptable environmental damage. If necessary, swales shall be constructed on either side of the road to prevent washouts or major damage due to storm events. ‐ Owner shall plow the access road immediately following winter snow storms to ensure the road is accessible. Owner shall purchase or negotiate use of plowing equipment to keep a 16’ wide (minimum) travel lane clear for the entire length of the access road from S. Shields to the site. ‐ Owner shall trim vegetation along the access road to provide adequate clearance for fire trucks and sight distance. Trees shall not be planted within 8’ of the edge of the 16’ travel lane. Owner shall tend to vegetation at least twice annually. ‐ Road shall be kept free of debris and litter at all times. Route Markers: ‐ Owner shall install reflective markers along the edge of the access road at 500’ intervals (or less), clearly marking the travel lane for night time or snowy conditions. ‐ Owner shall install and maintain at least three ‘No Parking ‐ Fire Lane Access’ signs at key points along the route from S. Shields to the site to make sure road is kept free and clear of parked cars or other items that may block access to the site. (See Utility plans and Addressing plan). ‐ Address monument signs shall be erected at four locations along access road, which will guide emergency responders to each residence located along the access road (see Addressing Plan for specific locations). These signs shall be kept in good repair so that all numbers and features are legible at all times.
