To Whom It May Concern,
This letter serves a Traffic Impact Analysis for the proposed site re‐development that is expected to
result in a decrease in traffic generation as a result.
Findings
The existing privately owned site is occupied by a two ‐ story retail building that currently houses a
beauty school education center. This facility also offers retail salon services. The existing access will
continue to utilize the internal drive along the east side of South College Avenue that is shared with the
properties to the north and south. The proposed improvements for this site consist of the vertical
expansion of the existing structure. Total floor area for the building redevelopment is 16,826 SF with
8,800 SF in Residential Apartments being added (10 total, all with one bedroom) and 8,026 SF of the
ground floor that is being converted to General Office Space.
The tables below outline the total daily trips for both the existing and proposed conditions. The trip
general rates were obtained from ITE Trip Generation Manual 10th Edition for Land Use 540
(Junior/Comm. College) representing the existing beauty school education center and Land Use 710
(General Office) and 220 (Apartment) representing the proposed redevelopment.

Conclusion
With the redevelopment of the aforementioned ground floor and the proposed addition of 10
apartments above, the site is expected to accommodate a total of 310 trips per day which represents an
approximate 66% reduction in total daily trips with respect to the current education and retail uses. We
do not recommend the need for any additional improvements beyond closing off the existing cross
access to the south.
