RE: Proposed replat for:
Lot 1, Preston-Kelley Subdivision
Fort Collins, Colorado
Project Description:
HP Enterprises, owner of Lot 1, Preston-Kelley 2nd Subdivision, proposes to replat Lot 1 into two parcels
so that the existing office building located at 3420 East Harmony Road can be separated from the
balance of the HP campus for the purpose of selling the building.
The proposed replat can be accomplished with very minor modification to the existing site; a new trash
enclosure and small mechanical room addition are planned for the 3420 Building. Overall site drainage,
parking, landscape and other significant site features will remain substantially unchanged. Electrical, gas
and water services to the 3420 Building will be separated from those serving the other HP buildings.
These changes are substantially underground and without impact to the visible nature of the site.
Planning and construction of the modifications described above began approximately one-year ago with
the intent of completing the planning, development review and construction process by the end of
October, 2018. Preparation of the replat document has incurred several delays and setbacks while under
review and discussion with the neighboring Lot 2 of the Preston-Kelley subdivision property owner.
Issues between the respective property owners have now been resolved and HP Enterprises would like to
complete the review and approval of the propose replat of the property as quickly as the City’s schedule
will allow.
