easement, it looks like the utility easement is only 7.5' wide.
Response: The plat labeling has been corrected and is attached for your review.
03/20/2018: 03/19/2018: From Tyler Siegmund's files, the utility providers were
fine with a reduced UE along College, 9' minimum. Please dedicate a 9' utility
easement along the College Ave frontage.
08/19/2014: Per current road standards for an arterial roadway, a 15ft utility
easement should be provided along the College Ave frontage of the property. If
this utility easement is not needed by utility providers the 15ft UE requirement
may be reduced in size or waived. Coordination with utility providers (COFC
Water, COFC Light and Power, COFC Storm water, Comcast, Century Link,
Public Service Company of Colorado) is needed to determine if this easement
is needed."

The next steps will include drafting and finalizing the Development Agreement
and issuing a Development Construction Permit (DCP). The draft Agreement
will be assembled after comments have been resolved by the other
departments, I have received their language for the Development Agreement,
and the Information for Development Agreement sheet is returned to me from

06/12/2018: The site plan does not depict everything accurately in the utility
plans and the plat for this project. Please coordinate all of these documents to
show the same thing.

Redline Response:
- A note has been added to the grading plan and horizontal control plan that the retaining wall footings (if
req’d) shall not extend into the utility easement. The intent was to keep the wall to a max height of 4’
though the wall has not been detailed yet. (Sheets attached for reference)
- The remaining redlines were reviewed during our staff review meeting. The no parking signs along
Kensington are existing and are proposed to remain. The ramp configuration is due to the existing
trees.

Since there are 60 or more trees on-site, the maximum percentage of any one
species cannot exceed 15%. There appears to be some species that exceed
this percentage (Radiant Crabapple, Texas Red Oak, Ivory Silk Japanese Tree
Lilac). Please adjust species quantities and update the plans to reflect this
requirement.
Response: We have added one additional tree species to bring the maximum percentage down to 15%.

Thank you for providing 33 mitigation trees to meet the requirement. Please
upsize mitigation trees as follows:
Canopy shade trees: 3.0¿ caliper balled and burlapped
Ornamental trees: 2.5¿ caliper balled and burlapped
Evergreen trees: 8¿ height balled and burlapped
In addition, please indicate mitigation trees with an ¿M¿ next to the trees on the
landscape plans.
8/19/2014:
For final landscape plan, include 22 upsized mitigation trees. Mitigation trees
should be upsized as follows:
Canopy shade trees: 3.0 inch caliper
Ornamental trees: 2.5 inch caliper
Evergreen trees: 8 feet height

03/16/2018: The Community Recycling Ordinance (No. 109 2016) requires that
all business and multifamily complexes subscribe to recycling service by the
end of 2020 that is at minimum 1/3 of their overall service capacity(total bin
capacity x number of weekly pickups, include both trash and recycling when
calculating overall service capacity). In general recycling containers must be at
least 50% the size of proposed trash containers to meet this requirement.
Please make sure proposed containers meet this requirement and that
adequate space is provided in all enclosures.

05/29/2018: The pedestrian entrance on the trash and recycling enclosure
should provide unobstructed access via a 32" pathway to each container
located in the enclosure. The current proposal has the entrance immediately
blocked by a dumpster.

06/07/2018: Plans show an existing electric pad mount transformer remaining
at the Southwest corner of the site. This transformer is believed to have fed the
prior storage units. It can be removed if it is not needed but it cannot remain in
the future parkway. There is a possibility it could be used for Temp power
during construction.
Response: This transformer has been indicated to be removed.

06/11/2018: I did not find a detail for this detail. Only detail I saw was for the
above ground detention pond.
03/23/2018: Please include an orifice detail for the quantity detention.
Response: Please take a look at the detail on sheet 15 of 19. The outfall for the eastern detention area is
the CDOT Type C inlet. We added notation to provide an orifice plate over the outlet pipe with corrosion
resistant plate and fasteners.

be used. More discussion is needed
Response: I adjusted the detail on sheet 13 of 19 to remove the filter fabric from over the pipe bedding. I
did not change the reference to the AASHTO #2 aggregate. I want to be sure that the contractor is
referencing the correct aggregate gradation

control plan. Is any riprap being proposed? A detail was provided.
Response: The scour stop detail is provided on sheet 17 of 19 and is proposed at the flared end section
into the NW detention pond. The scour stop is called out on the storm profile sheet, sheet 12 of 19.

06/11/2018: There is one tree by the existing fire hydrant line near the
northwest corner of the site that needs more distance.
Response: The tree has been moved south and a dimension added to the plan to indicate a 15’ separation
from the waterline/hydrant and the proposed street tree.
03/20/2018: There are proposed tress located along the northern property line
within the utility easement. Please remove all the trees within the easement.
