Know all persons by these presents, that the undersigned owner(s) of the following described land:
A tract of land located in the Southwest Quarter of Section 12, Township 6 North, Range 69 West of the 6th P.M., City of
Fort Collins, County of Larimer, State of Colorado, more particularly described as follows:
Considering the South line of Parcel #9612300007, Larimer county Clerk and Recorder as bearing South 89° 31' 46"
West, and with all bearings contained herein relative thereto,
COMMENCING at the Southwest Corner of Section 12, Township 6 North, Range 69 West of the 6th Principal Meridian,
thence along the West line of said Section 12, North 00°23'13" West, 273.65 feet; thence departing said line, North
89°36'47" East, 50.85 feet to the POINT OF BEGINNING; thence along the West line of said Parcel #9612300007, said line
also being the East right-of-way line of South College Avenue, North 00°17'00" West, 173.99 feet; thence along the
North line of said Parcel #9612300007, said line also being the South line of Lot 1, Kel-Mar Strip Subdivision, North
89°19'25" East, 397.93 feet; thence along the East line of said Parcel #9612300007, said line also being the West line of
Lots 14 and 15, Lynn Acres, South 00°08'36" East, 175.36 feet; thence along the South line of said Parcel #9612300007,
South 89°31'46" West, 397.51 feet to the POINT OF BEGINNING, contains 69,460 square feet or 1.594 acres, more or
less.
For themselves and their successors in interest (collectively "Owner") have caused the above described land to be
surveyed and subdivided into lots, tracts and streets as shown on this Plat to be known as VINTAGE MARKETPLACE
SUBDIVISION (the "Development"), subject to all easements and rights-of-way now of record or existing or indicated on
this Plat. The rights and obligations of this Plat shall run with the land.
