RESPONSE: The titleblock has been updated. Comment Number: 2 Comment Originated: 10/10/2017 10/10/2017: Carrying over a previous PDP comment: The civil drawings reflect the storm infrastructure being built with Lot 2 on this property as existing. I'll want to track the timing of the Lot 2 work such that at the time of approval of these plans, it is noted as either existing, or to be constructed with Lot 2. RESPONSE: Storm infrastructure is now denoted as “BUILT W/ LOT 2”. Comment Number: 3 Comment Originated: 10/10/2017 10/10/2017: Carrying over a previous comment that I think is not resolved: I don't believe this was provided? The civil drawings reflect some offsite grading on Lot 7 (and landscaping work on the landscape plan) as well as grading on Outlot A (MAVD). We should get an email/letter from MAVD indicating their OK with both the grading on their property, as well as confirmation on their OK in concept to the future ped path depiction between their lot 7 and this property that they're acknowledging will be built with their development. RESPONSE: Refer to cost sharing agreement between MAVD and Brinkman. RESPONSE: Plans now show access ramps. It's awkward that this ties into the main bike/ped from Harmony Road without the access ramps. RESPONSE: Plans now show access ramps. RESPONSE: The General Landscape notes have been updated accordingly. Comment Number: 3 Comment Originated: 10/10/2017 10/10/2017: Please consider diversifying tree species on this project, especially within the parking lot and along the south edge of the project. City Forestry suggests using Kentucky Coffeetree and Catalpa in addition to the proposed Honeylocust and Bur Oak trees. RESPONSE: The tree species have been diversified. RESPONSE: Note added. Comment Number: 2 Comment Originated: 10/09/2017 10/09/2017: On the Landscape Plan, please check the quantities of the shade trees. I count 10 Honeylocust, not 9. For the Bur Oak, I count 9, not 8 for a total of 19, not 17. RESPONSE: The number of all species have been updated accurately. Comment Number: 3 Comment Originated: 10/09/2017 10/09/2017: There are 17 parking spaces along the southern edge without the benefit of a landscape island which is required if there are more than 15 spaces in sequence. At the time of P.D.P., there were only 15 spaces which did not necessitate an island. Please add a landscape island with a shade tree or provide an alternative compliance solution that accomplishes the purpose of the standard in a manner that is equal to or better. RESPONSE: A juniper blockade has been created to screen the parking. Based upon the submitted Erosion Control Materials it has been determined that this site; disturbs less than 10,000 sq. ft., is not in a sensitive area, has no steep slopes (greater than 3H:1V), and is not in a larger development under construction. Therefore, no submittal of Erosion Control Materials are needed at this time. The site however, still must be swept and maintained to prevent dirt, saw cuttings, concrete wash, trash & debris, landscape materials and other pollutants from entering the storm sewer at all times in accordance with City Code 26-498 or erosion and sediment control measures will be required of the site. Near by area inlets should be protected as a good preventative practice. If issues arise when pulling applicable building permits please email erosion@fcgov.com to ease getting these signed off. The erosion control requirements are in the Stormwater Design Criteria under the Amendments of Volume 3 Chapter 7 Section 1.3.3. a copy of the erosion control requirements can be found at www.fcgov.com/eroison. The Erosion Control Materials will need to be submitted at time of the first round of FDP. Please resubmit an Erosion Control Plans as the recently received materials have comments and redlines that needed to be addressed to meet City Criteria. Please submit an Erosion Control Report as none was included in the recently received materials and is required to be submitted to meet City Criteria. Please submit an Erosion Control Escrow / Security Calculation as none was included in the recently received materials and is required to be submitted to meet City Criteria. The site disturbs more than 10,000 sq. ft. and therefore Erosion and Sediment Control Materials need to be submitted. Based upon the area of disturbance, State permits for stormwater will be required since the site is over an acre and should be pulled before Construction Activities begin. Erosion Control Materials will need to be produced, reviewed, and accepted to meet City Erosion Control Criteria before Development Agreement Language can be drafted. It would be helpful to have that constructed with this lot, not the next one. Or provide an explanation of why it can't be done now. RESPONSE: The walk will be constructed with Lot 7. Since the walk meanders across the property lines, there is a cost share agreement between MAVD and Brinkman.
