Range 69 West of the 6th Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado.
Considering the North line of that tract of land described at Reception No. 20160052454 Larimer County
Clerk and Recorder, as bearing North 89°45’29” East and with all bearings contained herein relative
thereto:
BEGINNING at the Northwest corner of a parcel of land recorded at Reception No. 20160052454
Larimer County Clerk and Recorder; thence along the North line of said parcel, said line also being the
South right of way line of County Road 38E, North 89°45’29” East, 133.08 feet; thence departing said
line, South 45°00’34” East, 28.13 feet to a point on the East line of said Reception No. 20160052454, said
point also lying on the West right of way line of South Taft Hill Road; thence, South 00°18’24” West,
112.14 feet; thence departing said right of way line, and along the South line of said Reception No.
20160052454, South 89°53’33” West, 28.00 feet; thence departing said line, North 00°18’24” East,
109.95 feet; thence along a curve concave to the Southwest having a central angle of 90º32'55”, an arc
length of 15.80 feet with a radius of 10.00 feet, and the chord of which bears North 44º58'03” West, 14.21
feet; thence, South 89°45’29” West, 114.96 feet to a point on the Westerly line of said Reception No.
20160052454; thence along said line North 00°11’50” East, 12.00 feet to the Point of Beginning.
The above described parcel contains 5,021 square feet, more or less, and is subject to all easements and
rights-of-way now on record or existing.
