HomeMy WebLinkAboutLONG POND, WIRELESS TELECOMMUNICATIONS FACILITY - FDP - FDP180016 - SUBMITTAL DOCUMENTS - ROUND 1 - ACCESS, UTILITY, DRAINAGE EASEMENT (3)Exhibit-A PROPERTY DESCRIPTION UTILITY EASEMENT A strip of land being Ten (10) feet in width, lying Five (5) feet on each side of the following described line, being a portion of Lot 2, Forbes Minor Subdivision, recorded December 29, 1989 at Reception Number 89059974 of the records of Larimer County, situate in the Southwest Quarter (SW1/4) of Section Thirty-two (32), Township Eight North (T.8N.), Range Sixty-eight West (R.68W.) of the Sixth Principal Meridian (6th P.M.), City of Fort Collins, County of Larimer, State of Colorado, being more particularly described as follows: COMMENCING at the West Quarter Corner of said Section 32 as monumented by a #6 rebar with a 2.5” aluminum cap, LS 31169 set in monument box and assuming the West line of the SW1/4 as monumented on the Southerly end by a 3.25” aluminum cap, LS 20123 set in concrete as bearing South 00°56'13" East, being a grid bearing of the Colorado State Plane Coordinate System, North Zone, North American Datum 1983, a distance of 2654.45 feet with all other bearings contained herein being relative thereto; The lineal dimensions as contained herein are based upon the "U.S. Survey Foot." THENCE South 05°16'54" East a distance of 1254.01 feet to a point on the East line of an existing Fifteen (15) foot Utility Easement per said Forbes Minor Subdivision and to the POINT OF BEGINNING; THENCE North 80°19'50" East a distance of 222.22 feet; THENCE North 65°53'35" East a distance of 11.84 feet; THENCE North 20°36'25" East a distance of 6.19 feet to the POINT OF TERMINUS from which the West Quarter Corner of said Section 32 bears North 16°08'24" West a distance of 1250.00 feet; It is the intent of this description that the sidelines of said strip be prolonged or shortened to terminate on the East line of said 15 foot Utility Easement on the Westerly end and on the South line of the (50’ X 50’) Lease Parcel on the Easterly end. Said strip contains 2,402 sq. ft. or 0.06 acres more or less (+/-), and is subject to any rights-of-way or other easements of record as now existing on said described strip of land.
