Please consider using the following ornamental species: Red Barron Crabapple, Thunderchild Crabapple, Spring Snow Crabapple. English Oak suffered some freeze damage during the 2014 freeze. Please provide analysis for these areas to show their effect. Note that runoff from areas not being detained typically reduces the release rate from the detention pond. Standard water quality is not being provided for 100% of the improvements as required; please submit a variance request for these areas that are not being treated for water quality. Additional detail is needed on this facility to understand the proposed “wood fiber material” and cross section. Please submit additional detail or contact me to discuss. How will this area be landscaped? It doesn't appear to be identified on the planting plan. Response – The proposed construction detail varies slightly from the standard detail, therefore the standard detail cannot be used per comment #11. Response – The rain garden is within the Tract A drainage and access easement. The majority of the playground area is being dedicated as an exception from said drainage and access easement, because of the restroom facility being proposed. The grass buffer areas area within the Tract A drainage and access easement. Comment Number: 9 Comment Originated: 04/27/2018 04/27/2018: The 0.5%-sloped swale across the south side of the detention pond is proposed to have very minimal slope for a grass swale. The concern is that this swale will not readily drain and consistently be wet/soggy/difficult to maintain, especially if the area is regularly irrigated. It may be worth considering alternative grading or installing a concrete pan to better facilitate drainage in this area. Response – Noted. It is understood that this area will have these conditions, it will be planted and maintained accordingly. Erosion Control Sequence chart should be reevaluated based upon some conceptual concerns about sequencing and needing of various controls. Significant concern with the banks around the outlet structure for the detention basin at that is to be graded and seeded. These slopes are steep enough to need a more aggressive control measure to prevent erosion during the seeding, germination and eventual stabilization of the hill. Some of the controls are called out in some unusual locations or not quite the best placement please see the red-line comments on the returned materials. The erosion control Escrow can be removed entirely as this is a City project.
