There appears to be existing trees on-site. Will there be any modification to existing
landscape/trees as a part of this BDR? If there is a plan to remove, transplant, or
add any landscaping or trees, please schedule an on-site meeting with City Forestry
to obtain tree inventory and mitigation information. If there is no plan to remove
existing trees or landscaping from site, please add a call-out note to the site plan
stating: Existing landscape and trees to remain.
There is one street tree on E Plum Street that should be included on the site plans. It
is located between the curb and sidewalk ¿ (1) Autumn Blaze Maple.

>To assist prompt emergency response the address should be clearly visible from
the street. The basement rental unit should have its own identifier on the street side
of the residence and signage should be used to indicate the most appropriate route
to the rental entrance door. The unit identifier should be at this doorway also. For
example, 605 Unit B.
>This is the only PFA required action item for this project. However, the applicant
should be aware that any further development may trigger the requirement for fire
access or a sprinkler system.

04/02/2018: This lot and proposed parking area is adjacent to an alley that does not
currently have a stormwater outfall. Adding a parking area to this basin will increase
the amount of runoff from this lot and it must be shown how this increased runoff is
mitigated in a drainage memo from a Professional Engineer licensed in the State of
Colorado. Please contact me to discuss potential ideas for mitigation that have
been used in similar situations.

04/02/2018: Plant Investment Fees (PIFs) for the difference between single-family
residence and duplex are due. $1540 is the amount due for Sanitary Sewer PIFs,
and no further PIFs are due for water.
Once fees are paid, the billing rate code will be changed from residential to duplex.
