Comment Summary: Department: Engineering Development Review Contact: Marc Virata, 970-221-6567, mvirata@fcgov.com Topic: General Comment Number: 2 Comment Originated: 08/24/2017 08/24/2017: A development agreement will be required to bind the property as notice for obligations that will be further deferred until the second BDR and/or building permit. In the development agreement, the local street obligation for Vine Drive will be required for the Vine Drive frontage on Lot 1 and the 20 feet of frontage east of Lot 1, and will be required prior to a building permit for Lot 1. Should it be demonstrated with a future BDR for Lot 1 that the 20 feet east of Lot 1 is truly developable, then this requirement may then be amended through an amended development agreement (or repeal and replacement with a new development agreement at that time.) The erosion control requirements are in the Stormwater Design Criteria under the Amendments of Volume 3 Chapter 7 Section 1.3.3. Current Erosion Control Page 3 of 3 Materials Submitted do not meet requirements. Please submit; an Erosion Control Plan, an Erosion Control Report, and an Escrow / Security Calculation. Also, based upon the area of disturbance State permits for stormwater will be required since the site is over an acre. If you need clarification concerning the erosion control section, or if there are any questions please contact Jesse Schlam 970-218-2932 or email @ jschlam@fcgov.com RESPONSE: Agreed and an erosion control plan, report, and an estimate of $2,500 for erosion control items are included in this submittal. New disturbance limits are under one acre and estimated at 0.78 acres for this development.
