I will email out our standard deed of dedication forms for right-of-way and easement, along with a link to the fee schedule. 10/06/2015: Existing right-of-way along Mulberry Street needs to be identified and indicated for verification on whether any additional right-of-way dedication is required. Existing utility easements (if any) need to be identified -- a 9 foot utility easement behind the ultimate Lilac Lane right-of-way and a 15 foot utility easement behind the Mulberry Street right-of-way would need to be dedicated if not already in place. Any required dedications have a $250 deed of dedication fee as part of the Transportation Development Review Fee schedule along with recording fees that Larimer County requires to record the document(s). Comment Number: 3 Comment Originated: 10/08/2015 02/24/2016: The irrigation box labeled on the site plan is actually City Light and Power secondary box with existing electrical feeds. This box does not need to be relocated but due to the sidewalk widening along Lilac Ln, the existing box must be replaced with a traffic rated box. The Developer will be responsible for time and material costs for Light and Power to replace the box and set the box to the new sidewalk grade. Please contact me for additional information. If your project adds more than 350 square feet (and less than 1000 square feet) of new hard surface area or substantially changes the site grading on your lot, the following additional information must be submitted with your application. Hard surfaces are roofs, driveways, and sidewalks or any surface that does not allow water to penetrate into the soil. Using the site plan, show drainage arrows indicating the direction the water flows away from the building and along all property lines. Show the location of the existing and proposed downspouts with flow arrows pointing in the direction the downspouts will be aimed. Show any other information that may affect the drainage such as sidewalks, driveways, curbs, gutters, retaining walls, and window well locations. Comment Number: 2 Comment Originated: 10/09/2015 02/22/2016: The site plan now indicates the amount of proposed impervious surfaces (Bldg Coverage and Hard Surface). However, the existing condition imperviousness also needs to be stated. You only need to include imperviousness (existing and proposed conditions) that are within your lot. Don't include what is within the ROW fronting your lot. It is important to document the existing impervious area since drainage requirements and fees are based on new impervious area. An exhibit showing the existing and proposed impervious areas with a table summarizing the areas is required prior to the time fees are calculated for each building permit. Comment Number: 3 Comment Originated: 02/22/2016 02/22/2016: If there is an increase in imperviousness greater than 1000 square feet a drainage report, erosion control report and construction plans are required and they must be prepared by a Professional Engineer registered in Colorado. The drainage report must address the four-step process for selecting structural BMPs. If there is less than 1,000 square feet of new impervious area on an existing development, a drainage letter along with a grading plan should be sufficient to document the existing and proposed drainage patterns. By looking at your site plan it looks like you may be right under or at the 1000 square feet threshold.
