Site Plan Notes:
1 - The design intent for Sunrise Ridge Second, zoned UE (Urban Estate), is
to utilize the 5.04 site for custom, or duplex homes on half acre lots.
2 - Tract A is being used for drainage and open space.
3 - All lots shall contain custom-built single family, or duplex homes to be
reviewed at the time of building permit application.
4 -Overall gross density shall not exceed 2.8 (pending modification) units
per acre. See calculations on this sheet for other density information.
5 - Custom homes are being proposed and therefore actual buildings have
not been designed at this time. Building envelopes and dimensions are
provided on this site plan. Two modifications have been approved:
- A modification to section 4.2(D)(2)(a) is approved to reduce the
Minimum Lot Width from 100 feet to 50 feet for lots 2, 3, 4, 5, and 6 only.
- A modification to section 4.2(D)(2)(d) is approved to reduce the
Minimum Side Yard Depth from 20 feet to 10 feet but only for the south
side of Lot 1 and the north side of Lot 2.

6 - Street-facing garage doors must be recessed behind either the front
facade of the ground floor living area portion of the dwelling or a covered
porch (measuring at least 6' x 8') by at least four (4) feet. Any street-facing
garage doors complying with this standard shall not protrude forward from
the front facade of the living area portion of the dwelling by more than eight
(8) feet.
7 - Garage doors may be located on another side of the dwelling (side or
rear loaded) provided that the side of the garage facing the front street has
windows or other architectural details that mimic the features of the living
portion of the dwelling.
8 - Garage doors shall not comprise more than fifty (50) percent of the
ground floor street-facing linear building frontage. Alleys and corner lots are
exempt.
9 - Fencing (if installed) along side and rear property lines that abut public
streets shall be constructed of a material compatible with primary building
materials and architecture. Gates will be required so that owner can
access Strauss Cabin Road tree lawn and sidewalk for maintenance. Chain
link fences are not permitted.
10 - No lots shall have direct vehicular access to Rock Creek Drive or
Strauss Cabin Road.
11 - It is the responsibility of the Developer and their Contractors to build the
project according to the final approved plans and in accordance with the
current Land Use Code and Landscape Guidelines. Field conditions that
conflict with or jeopardize the longevity of the proposed improvements shall
be brought to the attention of the City for resolution.
12 - It is the responsibility of the immediate adjacent lot owner to care for and
ensure good health of the trees in the open space tracts. This includes
proper watering, pruning when necessary, and assessing disease or
infestation.
