Transit Orientated District (TOD) Overlay Exemption = 5,000 sq. ft. (maximum reduction)
Total Office and Retail Sq. Ft. = 28, 342 sq. ft.
Retail sq. ft. = 12,722 sq. ft. (45% of total)
12,722-2,250(45% of 5,000) = 10,472 sq. ft.
(10,472/1000) x 2 = 21 spaces required
Office sq. ft. = 15,620 sq. ft. (55% of total)
15,620-2,750(55% of 5,000) = 12,870 sq. ft.
(12,870/1000) x 1 = 13 spaces required
(20) one-bedroom units 20 x 1.5 = 15 required spaces
(6) two-bedroom units 6 x 1 = 6 required spaces
21 + 13 + 15 + 6 = 55 spaces required by code
55 – 40(spaces provided in project’s garage) – 11 (new spaces provided at street parking) = 4 (unmet parking
