Old Town North Fourth Filing Planning Objectives:
The site plan:
The Fourth Filing of Old Town North is a residential development situated on 0.312 acres at the
northwest corner of Cajetan Street and Redwood Street, between Cajetan Street and Osiander Street,
zoned Community Commercial North College (C-C-N). The project consists of one single family
detached lot along Cajetan Street and a landscape tract (Tract HHH) fronting Redwood Street. The project
will be a Basic Development Review / Minor Subdivision.
With the original plat of Block 9 in 2004, Tract HHH was designated as undevelopable and to be
developed at a future date due to its proximity to the flood plain at the time. With the updated and current
floodplain, Tract HHH no longer lies in the floodplain. The replat of Tract HHH adds one new single
family detached lot on 0.19 ac. The remaining 0.12 ac. of Tract HHH would create a landscape buffer
along Redwood Street. Trach HHH also acts as a gateway entry to the Old Town North neighborhood.
Tract HHH is proposed to be maintained by the HOA. Lot 1 is proposed to be larger than the existing lots
on Block 9 due to numerous encumberments. The larger lot is meant to provide a larger yard to the
resident. This will also help anchor the corner.
Architecture:
The Architectural intent for the new single family detached home will be consistent in size and character
with the overall architecture of the Old Town North Neighborhood. The building envelope will be
consistent with the rest of Block 9 to ensure compatibility with the existing neighborhood character.
Detention and storm water:

Easements and Utilities:
At the time of this initial BDR submittal, no dedicated and/or recorded easement exits for the Lake Canal
generally located in the Southeast portion of the proposed Plat of Old Town North Fourth Filing. Should
an easement be needed for the Lake Canal, we can further research width of needed easement and
dedicate on the proposed Plat of Old Town North Fourth Filing prior to approval and recording of the
proposed Plat of Old Town North Fourth Filing. Attempts to locate such an easement have been made by
contacting The Applegate Group (engineers involved in the design of the box culvert under Redwood
Drive), the Ditch Company and City of Fort Collins Technical Services. No records currently exist in the
Office of the Larimer County Clerk and Recorder. Communications are currently being made regarding
the extent of an easement for the Lake Canal Ditch Company box culvert.
