Additional onsite inspection meetings shall be scheduled during the installation phase of the project to inspect the quality of materials and installation methods.
The landscape contractor shall schedule an inspection of the completed landscape work with the City Project Manager, Landscape Architect and City of Fort Collins Forestry and Natural
Areas representatives within two weeks of
final completion of all landscape work. Punch list items will be identified. Identified items shall be corrected within two weeks of this meeting. Upon correction of all punch list items
a two year warrantee period will begin. All plant
material will have a two year warrantee.
The landscape contractor shall provide full warrantee on trees (not transplanted existing trees) and other landscape plants and materials. During the two year warrantee period the landscape
contractor shall schedule a minimum
of two inspections per year with the City Project Manager, Landscape Architect and City of Fort Collins Forestry and Natural Areas representatives. The purpose of these meeting is to
evaluate growth and establishment of all trees
and landscape plants. One inspection shall occur each year in June and one in September during the two year warrantee period.
After the warrantee has been provided for two years the landscape contractor shall schedule a final inspection with the City Project Manager, Landscape Architect and City of Fort Collins
Forestry and Natural areas representatives.
Landscape contractor shall promptly replace trees and landscape plants found to have died or in poor condition and provide repairs to any landscaping as identified at any of the site
inspections and as directed by the City Project
Manager or a representative of the City of Fort Collins Forestry or Natural Areas. The landscape contractor shall advise the owner on maintenance practices during the warrantee period
to improve plant growth and establishment.
After the final installation inspection and once all punch list items have been satisfactorily completed, the City Project Manager will notify the landscape contractor that the warrantee
period has been completed.
Replaced plant material shall have a warrantee to the end of the two year warrantee period or for one year whichever provides for the longest period of time after plant replacement.

NATIVE SEEDING NOTES
1. PRIOR TO SEEDING, REMOVE WEEDS, DEBRIS AND ROCKS LARGER THAN 1"
WHICH MAY HINDER SEEDING OPERATIONS.
2. FINE GRADING SHALL MAINTAIN POSITIVE DRAINAGE IN ORDER TO PREVENT
PONDING; PROVIDE SMOOTH, WELL-CONTOURED SURFACE PRIOR TO SEEDING.
3. PREPARE SOIL PER PLANTING NOTES AND AS APPROPRIATE FOR NATIVE SEED MIX
SPECIES THROUGH AERATION AND ADDITION OF AMENDMENTS, THEN SEED IN TWO
DIRECTIONS TO DISTRIBUTE SEED EVENLY OVER ENTIRE AREA.
4. IF CHANGES ARE TO BE MADE TO SEED MIX BASED ON SITE CONDITIONS THEN
APPROVAL MUST BE PROVIDED BY CITY NATURAL AREAS STAFF.
5. APPROPRIATE NATIVE SEEDING EQUIPMENT WILL BE USED (STANDARD TURF
SEEDING EQUIPMENT OR AGRICULTURE EQUIPMENT SHALL NOT BE USED).
6. PLANT SEED ON DRY, BARE GROUND FROM LATE OCTOBER THROUGH EARLY
MAY. SEEDS MAY BE PLANTED USING A RANGELAND SEED DRILL OR BY HAND
BROADCASTING. IF USING A SEED DRILL, IT IS BEST TO PLANT PERPENDICULAR
ON SLOPES. SEED PER SPECIFIED APPLICATION RATE BETWEEN 1
4 - ½ INCH DEEP.
FOR AREAS NOT ACCESSIBLE TO DRILL, HAND BROADCAST SEED INSTEAD OF
DRILL SEEDING. FOR BROADCAST METHOD DOUBLE SPECIFIED APPLICATION
RATE AND LIGHTLY RAKE THE AREA, EVENLY SPREAD THE SEED, AND LIGHTLY RAKE
THE SEED IN. ENSURE GOOD SEED-TO-SOIL CONTACT. BE CAREFUL NOT TO BURY
THE SEED OR CLUSTER IT INTO ENEVEN PATTERNS. REFER TO NATIVE SEED MIX
TABLE FOR SPECIES, PERCENTAGES AND APPLICATION RATES.
7. TREAT NATIVE SEED MIX AREA PRIOR TO INSTALLATION OF SEED WITH
APPROPRIATE HERBICIDE TO PROACTIVELY MITIGATE HERBACEOUS WEED SPECIES
GROWTH DURING ESTABLISHMENT PERIOD THEN AFTER APPROPRIATE TIME PERIOD
APPLY NATIVE SEED AS CALLED FOR ON APPROVED PLANS.
8. 1.5 TONS OF CERTIFIED WEED FREE HAY PER ACRE TO BE MECHANICALLY
CRIMPED INTO THE TOPSOIL IN COMBINATION WITH AN ORGANIC MULCH
TACKIFIER AT 200 LBS. PER ACRE WITHIN 24 HOURS OF SEEDING. PROVIDE
TEMPORARY IRRIGATION UNTIL SEED IS ESTABLISHED.
9. CONTRACTOR SHALL MONITOR SEEDED AREA FOR PROPER IRRIGATION, EROSION
CONTROL, GERMINATION AND RESEEDING AS NEEDED TO ESTABLISH COVER.
10. THE APPROVED SEED MIX AREA IS INTENDED TO BE MAINTAINED IN A NATURAL LIKE
LANDSCAPE AESTHETIC. IF AND WHEN MOWING OCCURS IN NATIVE GRASS SEED
AREAS, DO NOT MOW LOWER THAN 6 TO 8 INCHES IN HEIGHT TO AVOID INHIBITING
NATIVE PLANT GROWTH. AVOID MOWING WHEN CONDITIONS ARE HOT AND DRY.
AVOID MOWING MORE THAN TWICE IN A GROWING SEASON. ALLOW PLANTS TO
FLOWER AND SEED PRIOR TO MOWING.
11. NATIVE SEED AREA WILL BE CONSIDERED ESTABLISHED WHEN SEVENTY PERCENT
TOTAL COVER IS REACHED WITH NO LARGER THAN ONE FOOT SQUARE BARE SPOTS
AND / OR UNTIL DEEMED ESTABLISHED BY CITY PLANNING SERVICES AND NATURAL
AREAS STAFF.

NOTES
1. CONTRACTOR TO PROVIDE AND MAINTAIN ALL NECESSARY
EROSION CONTROL MEASURES PRIOR TO AND THROUGHOUT
CONSTRUCTION. PLACE EROSION CONTROL PROTECTION AT
ALL EXISTING INLETS DOWNSTREAM FROM THE CONSTRUCTION
AREA. EROSION CONTROL PROTECTION SHALL REMAIN IN
PLACE UNTIL CONSTRUCTION IS COMPLETE AND ALL
DISTURBED GROUND IS ADEQUATELY VEGETATED WITH
OWNER'S APPROVAL FOR REMOVAL.
2. THE EXTENT OF EROSION CONTROL PROTECTION SHALL BE
OBSERVED AND ADJUSTED AS NEEDED DURING
CONSTRUCTION BASED ON SITE CONDITIONS AND THE
PERFORMANCE OF THE EROSION CONTROL CONTROL
MEASURES SHOWN, TO SUPPLY SUFFICIENT EROSION
CONTROL AND MINIMIZE DOWNSTREAM WATERWAY POLLUTION.
3. LIMIT DISTURBANCE TO AREAS WITHIN EROSION CONTROL
BOUNDARIES. ADJUST EROSION CONTROL BOUNDARIES AS
NECESSARY TO ADEQUATELY COMPLETE PROPOSED WORK.
ALL DISTURBED AREAS SHALL BE PREPARED (SEEDED &
MULCHED, SURFACE ROUGHENING, ETC.) TO MINIMIZE EROSION
POTENTIAL AND SOIL MIGRATION.
4. STORMWATER MANAGEMENT PLAN SHALL BE PREPARED AND
SUBMITTED BY CONTRACTOR PRIOR TO CONSTRUCTION
COMMENCEMENT.
5. SEE LANDSCAPE PLAN FOR REVEGETATION METHODS AND
DETAILS. DURING CONSTRUCTION, ANY SOIL DISTURBED AND
NOT UNDER ACTIVE CONSTRUCTION SHALL BE SEEDED AND
MULCHED PER LCUASS STANDARDS.
6. ANY DISTURBED LAND MUST RECEIVE SURFACE ROUGHENING,
INCLUDING BUT NOT LIMITED TO SLOPED AREAS.
7. FOLLOW MANUFACTURER RECOMMENDATIONS FOR THE
INSTALLATION OF SCOURSTOP. IT IS RECOMMENDED THAT THE
SCOURSTOP BE PLACED OVER SEEDED NA GREEN S150 (TEMP
TURF REINFORCEMENT MAT) AND DOWNSTREAM TO PROTECT
THE SOILS PRIOR TO VEGETATION BEING WELL ESTABLISHED.
8. REFERENCE SHEET 10 FOR EROSION CONTROL DETAILS.
CoFC Standard erosion and sediment control notes:
1. THE CITY STORMWATER DEPARTMENT EROSION CONTROL
INSPECTOR MUST BE NOTIFIED AT LEAST 24 HOURS PRIOR TO
ANY CONSTRUCTION ON THIS SITE.
2. ALL REQUIRED BMPS MUST BE INSTALLED PRIOR TO ANY LAND
DISTURBING ACTIVITY (STOCKPILING, STRIPPING, GRADING, ETC).
ALL REQUIRED EROSION CONTROL MEASURES MUST BE
INSTALLED AT THE APPROPRIATE TIME IN THE CONSTRUCTION
SEQUENCE AS INDICATED IN THE APPROVED PROJECT
SCHEDULE, CONSTRUCTION PLANS, AND EROSION CONTROL
REPORT.
3. PRE-DISTURBANCE VEGETATION SHALL BE PROTECTED AND
RETAINED WHEREVER POSSIBLE. REMOVAL OR DISTURBANCE
OF EXISTING VEGETATION SHALL BE LIMITED TO THE AREA
REQUIRED FOR IMMEDIATE CONSTRUCTION OPERATIONS, AND
FOR THE SHORTEST PRACTICAL PERIOD OF TIME.
4. ALL SOILS EXPOSED DURING LAND DISTURBING ACTIVITY
(STRIPPING, GRADING, UTILITY INSTALLATIONS, STOCKPILING,
FILLING, ETC.) SHALL BE KEPT IN A ROUGHENED CONDITION BY
RIPPING OR DISKING ALONG LAND CONTOURS UNTIL MULCH,
VEGETATION, OR OTHER PERMANENT EROSION CONTROL IS
INSTALLED. NO SOILS IN AREAS OUTSIDE PROJECT STREET
RIGHTS OF WAY SHALL REMAIN EXPOSED BY LAND DISTURBING
ACTIVITY FOR MORE THAN THIRTY (30) DAYS BEFORE REQUIRED
TEMPORARY OR PERMANENT EROSION CONTROL (E.G.
SEED/MULCH, LANDSCAPING, ETC.) IS INSTALLED, UNLESS
OTHERWISE APPROVED BY THE STORMWATER DEPARTMENT.
5. THE PROPERTY MUST BE WATERED AND MAINTAINED AT ALL
TIMES DURING CONSTRUCTION ACTIVITIES SO AS TO PREVENT
WIND-CAUSED EROSION. ALL LAND DISTURBING ACTIVITIES
SHALL BE IMMEDIATELY DISCONTINUED WHEN FUGITIVE DUST
IMPACTS ADJACENT PROPERTIES, AS DETERMINED BY THE CITY
ENGINEERING DEPARTMENT.
6. ALL TEMPORARY (STRUCTURAL) EROSION CONTROL MEASURES
MUST BE INSPECTED AND REPAIRED OR RECONSTRUCTED AS
NECESSARY AFTER EACH RUNOFF EVENT AND EVERY 14 DAYS
IN ORDER TO ASSURE CONTINUED PERFORMANCE OF THEIR
INTENDED FUNCTION. ALL RETAINED SEDIMENTS,
PARTICULARLY THOSE ON PAVED ROADWAY SURFACES, SHALL
BE REMOVED AND DISPOSED OF IN A MANNER AND LOCATION
SO AS NOT TO CAUSE THEIR RELEASE INTO ANY DRAINAGEWAY.
7. NO SOIL STOCKPILE SHALL EXCEED TEN (10) FEET IN HEIGHT.
ALL SOIL STOCKPILES SHALL BE PROTECTED FROM SEDIMENT
TRANSPORT BY SURFACE ROUGHENING, WATERING, AND
PERIMETER SILT FENCING. ANY SOIL STOCKPILE REMAINING
AFTER 30 DAYS SHALL BE SEEDED AND MULCHED.
8. CITY ORDINANCE PROHIBITS THE TRACKING, DROPPING, OR
DEPOSITING OF SOILS OR ANY OTHER MATERIAL ONTO CITY
STREETS BY OR FROM ANY VEHICLE. ANY INADVERTENT
DEPOSITED MATERIAL SHALL BE CLEANED IMMEDIATELY BY THE
CONTRACTOR.
