In addition, I would be OK with not dedicating an additional 1 foot of right-of-way under the premise that the proposed sidewalk would still be partially covered with an existing access easement. Comment Number: 7 Comment Originated: 09/14/2017 10/30/2017: Thank you for using a shade tree in place of the Chanticleer Pears in the parking lot. Please use one of the previously suggested species in the parking lot – Catalpa or Kentucky Coffeetree. RESPONSE: A Kentucky Coffeetree has been used in place of the Honeylocust. 09/14/2017: According to Land Use Code (LUC) 3.2.1 Section E.5, canopy shade trees must be used in parking lot islands. In place of the Chanticleer Pears, please use a suitable canopy shade tree in the parking lot, such as Catalpa or Kentucky Coffeetree. Comment Number: 9 Comment Originated: 10/30/2017 10/30/2017: According to Land Use Code 3.2.1 D (3) Minimum Species Diversity, 33% maximum percentage of any one species if there are between 20 and 39 trees on-site. There are 25 trees proposed on this plan and it appears as though Sky Rocket Juniper exceeds the 33% maximum percentage at 44%. City Forestry suggests incorporating one or two additional evergreen species on the plan. RESPONSE: Fastigiate Norway Spruce have taken the place of some of the Sky Rocket Junipers to balance out the species diversity. Please evaluate changing the two Lindens along Boardwalk Drive for another species from the City of Fort Collins Street Tree List, such as Bur Oak, Kentucky Coffeetree, or Catalpa. The community recycling ordinance which was passed last year requires all businesses and multi-family complexes have recycling service that is equal to at least 1/3 of their service volume (bin capacity x service frequency) by 2020. Consider building a larger enclosure that will allow for adequate space to meet the requirements of this ordinance. It looks like you could slide the easternmost Linden over about 3' and place another tree along Boardwalk while retaining at least a 40' separation from the street light and having 30' spacing between each tree. Please add adjust the landscape plan to meet this code requirement. RESPONSE: The street trees have now been moved to be 30’ apart, with 40’ between the streetlight and the easternmost tree. An additional street tree has also been added with the extra space made. Please locate mechanical equipment (RTUs, meter, vents, conduits, vents, boxes, etc.) on site plan and elevations and provide information on screening. RESPONSE: We moved the air conditioning units to the east side of the building and they are screened with grasses. Electrical panels, gas and electric meters are shown on the building elevations. And are screened in the landscape plan.
