7/19/2017:
It looks like there are three canopy shade trees within the PRPA easement –
this needs to be addressed. The trees in questions are two Honeylocust in the
interior of the site and one Kentucky Coffeetree on Timberline Road.
(PRPA has approved this.)
07/08/2016:
Written acknowledgment of the approval of the Landscape Plan needs to be
provided from Platte River Power Authority for trees to be planted in their
easement.
(PRPA has signed off on the landscape sheets, item 3.).

Building Permit Pre-Submittal Meeting:
Pre-Submittal meetings are required to assist the designer/builder by assuring,
early on in the design,
that the new commercial or multi-family projects are on track to complying with
all of the adopted City
codes and Standards listed below. The proposed project should be in the early
to mid-design stage for
this meeting to be effective and is typically scheduled after the Current Planning
conceptual review
meeting. Applicants of new commercial or multi-family projects are advised to
call 416-2341 to schedule
a pre-submittal meeting. Applicants should be prepared to present site plans,
floor plans, and elevations
and be able to discuss code issues of occupancy, square footage and type of
construction being proposed.
Construction shall comply with the following adopted codes as amended:
2012 International Building Code (IBC)
2012 International Residential Code (IRC)
2012 International Energy Conservation Code (IECC)
2012 International Mechanical Code (IMC)
2012 International Fuel Gas Code (IFGC)
2012 International Plumbing Code (IPC) as amended by the State of Colorado
2014 National Electrical Code (NEC) as amended by the State of Colorado
Fort Collins has amendments to most of the codes listed above. See the

07/06/2016: The transformer must have a front clearance of 10 ft and side/rear
clearance of 3 ft minimum. It appears that the parking lot light pole will need to
be relocated away from the transformer to provide a minimum of 10ft clear.
(The light pole is located over 3ft to the side of the transformer pad)

07/18/2017: UPDATED PLANS REFLECTING REVISIONS
To avoid confusion with final approval, updated site plans and an updated plat
are required. The updated plans need to reflect the following changes:
>The EAE continuing directly east at the far south end, east of C54.
>With the modified curb, the plat needs to follow the curb line between C46 &
C47, as this necessary for turning maneuvers.
>Expand the EAE to the full width of the drive aisle (NW to SE to 24' wide).
(The site plan and plat have been updated)
Comment Number: 7 Comment Originated: 07/18/2017
07/18/2017: FIRE LANE SIGNS
Two additional fire lane signs are required. Within the detention basin island, an
extra sign is needed along L46 and L58. Fire lane signs are required to be 75'
apart and the distance at both of these locations calls for a second sign along
each side. See LUCAS drawing #1419 for spacing requirements.
*using directional arrows instead of "By Order of the Fire Marshal" is the current
standard per LUCAS and shall be changed on future plans*
(Two fire lane signs have been added in the detention basin island see sheet 4 of the utility plans,
horizontal control plan(HC-01).)
Comment Number: 8 Comment Originated: 07/18/2017
07/18/2017: AUTOTURN EXHIBIT
To ensure fire apparatus can successfully maneuver the site, an auto turn exhibit
is required for final approval. The main concern is with the '90' turn at the
northwest corner of the detention basin. As stated in prior PFA reviews, with a
20' fire lane, the minimum inside turning radii is 25', the proposed radii
measures well below this. Use the PFA turning template provided in the staff
meeting 7.19.17.
(Two auto turn exhibits have been provided 1 hard copy of each, and digital copies are
on the thumb drive.)
