RE: Project: Trail Head Tracts F & G
Title: PDP 170035 Trail Head Tracts F & G Townhomes – Type II

The East Larimer County Water District (District) staff has reviewed material delivered to the
District for the proposed project referenced above and has the following additional comments:
1. Utility Plans:
a. General Notes: General notes reference waterline installation per Fort Collins-Loveland
Water District. Correct this and include District General Construction Notes (see District
website).
b. Utility Plans: See redlines on attached.
2. Landscape Plans: Future landscape plans must show water meter and service line
locations. Trees proposed within the development must be placed a minimum 10-ft from
any water meter or service line that is the District responsibility. Shrubs must be minimum
3-ft from service lines and meter pits.
3. Plan Review Fees: Plan review fees will be assessed upon receipt of the next level of
design review drawings.
4. District Review: Place District review block (attached) on relevant sheets.
5. Fires Suppression Systems: The developer’s engineer is responsible for properly sizing
the water taps, meters and service lines for required fire suppression system flows within
the buildings.
Any written agreements required to complete water line connections to the property must be
completed prior to final approval of the project construction drawings.
The District administers design and construction standards for its water distribution system.
The developer’s engineer should contact the District early in the project design process to
obtain this information and coordinate the project design with the existing District facilities.
