integrating into the existing network.

corner of the site appears to be occurring predominantly on property platted with the Landings Office Park
PUD. Is the work occurring to build this with permission from that property owner?
Additionally, isn't there also grading occurring on both Landings Office Park PUD and Landings Bay
requiring easements?
RESPONSE: The approved site plan for the Landings Office Park very specifically show these 6 spaces “to
be paved w/ Phase 3 (our project) at Lot 1 Owner’s expense”. The plat of the Landings Office Park shows
that all areas except for the building envelopes are “Access, Utility, and Drainage Easements”. No
permission or additional easement is required to work off of this site.

Drive. The plans should indicate the relocation of this pedestal to a location behind the sidewalk.

the City may need to ask this of the utility provider.

needs to measure the distance between right-of-way trees. According to Land Use Code (LUC) 3.2.1 D.2.a,
wherever the sidewalk is separated from the street by a parkway, canopy shade trees shall be planted at
thirty-foot to forty-foot spacing (averaged along the entire front and sides of the block face) in the center of
all such parkway areas.

08/25/2017: Comment from Neighborhood Services - Can you provided the dimensions of the
trash/recycling enclosure? The community recycling ordinance which was passed last year requires all
businesses and multi-family complexes have recycling service that is equal to at least 1/3 of their service
volume (bin capacity x service frequency) by 2020. Consider building a larger enclosure that will allow for
adequate space to meet the requirements of this ordinance.
RESPONSE: he proposed project has approximately 6,000 s.f. of leasable area for business office use
which equates to roughly 60 occupants per the building code. For office uses I count on 0.01 cubic yards of
trash per person, per week which equals out to 0.6 cubic yards per week for this particular building. The
trash enclosure is 10’-0” x 8’-0” clear on the interior of the enclosure, adequate for multiple 2-yard dumpster
receptacles and/or 96 gallon containers as established fit by the property manager.

09/11/2017: FIRE LANES
Fire access is required to within 150' of all exterior portions of any building as measured by an approved
route around the perimeter. For the purposes of this section, fire access cannot be measured from an
arterial road (JFK and Boardwalk).
To provide perimeter access to the proposed building, the proposed drive lane (24' wide) shall serve as the
fire lane within the site. See comment #2 for fire lane specifications. If the fire lane ties into either of the
existing private drive outside of the property, it shall extend to the limits of the property, tying into the
existing private drives. Fire lanes shall be included on future plans for review and approval.
Code language follows:
> IFC 503.1.1: Approved fire Lanes shall be provided for every facility, building or portion of a building
hereafter constructed or moved into or within the jurisdiction. The fire apparatus access road shall comply
with the requirements of this section and shall extend to within 150 feet of all portions of the facility and all
portions of the exterior walls of the first story of the building as measured by an approved route around the
exterior of the building or facility. When any portion of the facility or any portion of an exterior wall of the first
story of the building is located more than 150 feet from fire apparatus access, the fire code official is
authorized to increase the dimension if the building is equipped throughout with an approved, automatic
fire-sprinkler system.
RESPONSE: The entire drive is a fire lane. An EAE will be dedicated by separate document.

A fire lane plan shall be submitted for approval prior to installation. In addition to
the design criteria already contained in relevant standards and policies, any new fire lane must meet the
following general requirements:
> Shall be designated on the plat as an Emergency Access Easement.
> Maintain the required 20 foot minimum unobstructed width & 14 foot minimum overhead clearance.
> Be designed as a flat, hard, all-weather driving surface capable of supporting
40 tons.
> Dead-end roads shall not exceed 660' in length without providing for a second point of access.
> Dead-end fire access roads in excess of 150 feet in length shall be provided with an approved area for
turning around fire apparatus.
> The required turning radii of a fire apparatus access road shall be a minimum of 25 feet inside and 50
feet outside. Turning radii shall be detailed on submitted plans.
> Be visible by painting and/or signage, and maintained unobstructed at all times. Sign locations or red
curbing should be labeled and detailed on final plans.

Hydrant spacing and flow must meet minimum requirements based on type of occupancy. A hydrant is
required within 300' of any Commercial Building as measured along an approved path of vehicle travel.
The hydrant located at the existing secondary access drive to the east of the proposed development will
meet the hydrant location requirements with the establishment of a fire lane within the site.
There currently is a hydrant deficiency along JFK of roughly 3000'. The developer will be responsible for the
hydrant requirement (every 600') along JFK and shall install one hydrant along JFK.
COMMERCIAL REQUIREMENTS
> IFC 507.5 and PFA Policy: Hydrants to provide 1,500 gpm at 20 psi residual pressure, spaced not further
than 300 feet to the building, on 600-foot centers thereafter
