meeting, the applicant will be
revising the annexation area, recommended by Engineering to include the Frontage Road and
portion
of SH 392, contiguous with the Fossil Creek 392 Annexation to the south. This may
result in the need for only a single annexation vs. three previously described. Please
incorporate other redline and staff review comments into revised documents from
Round one.

designated Natural Habitat and Feature including wetlands, a reservoir, and The Fossil Creek
Reservoir Natural Area. If development occurs in the future, section 3.4.1 of the Land Use Code
would apply, including 3.4.1(D) requiring third party professional Ecological Characterization and
Natural Habitat or Feature Boundary Definition and 3.4.1(M) requiring considerations associated
with Access to Public Natural Areas or Conserved Land and existing wildlife use of public natural
areas.

12/29/2014: Any land uses that are illegal in the County at the time of annexation will continue to be
illegal in the City Fort Collins. Any land uses that are a nonconforming use at the time of annexation
will continue to be nonconforming use in the City of Fort Collins. Any land uses that are legally
established by the county at the time of annexation, but are not listed as a permitted use in the zone
district that this land is zoned by the City will be considered a Non conforming Use in the City of Fort
Collins.
