TOWN OF WINDSOR
ORDINANCE NO. 1996- 941
BEING AN ORDINANCE ANNEXING CERTAIN TERRITORY KNOWN AS THE
WINDSOR HIGHLANDS SEVENTH ANNEXATION TO THE TOWN OF WINDSOR,
COLORADO."
WHEREAS, pursuant to the Municipal Annexation Act of 1965, as amended, and the
Windsor Municipal Code, an annexation petition has been filed with the Town Clerk requesting
the annexation of certain territory more fully described in said petition; and
WHEREAS, the Board of Trustees of the Town of Windsor has found and concluded that
the aforesaid annexation petition meets the requirements set forth in § 31 -12 -104 and 31 -12 -105,
Colorado Revised Statutes; and
WHEREAS, no election is required under the provisions of § 31 -12- 107(2), Colorado
Revised Statutes; and
WHEREAS, public hearings on the aforesaid annexation petition have been held pursuant
to law; and
WHEREAS, a community of interest exists between the territory to be annexed and the
Town of Windsor; and
WHEREAS, the Board of Trustees finds that all provisions of the Municipal Annexation
Act of 1965, as amended, have been complied with; and
WHEREAS, the petitioner has agreed to comply with all of ordinances of the Town of
Windsor and to pay all of the fees set out in those ordinances in connection with this annexation;
and
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE
TOWN OF WINDSOR, COLORADO, AS FOLLOWS:
1. That all of the territory to be annexed is located in the County of Larimer and State
of Colorado and is precisely described in " Exhibit A" which is attached hereto and incorporated
herein by this reference.
2. That the described property is hereby annexed to the Town of Windsor, Colorado.
3. That the annexation of the aforesaid territory shall be deemed complete on the
effective date of this Ordinance, except for the purposes of general property taxes pursuant to
section 31 - 12 - 113, Colorado Revised Statutes.

4. That the territory annexed by this Ordinance shall be known as the " Windsor
Highlands Seventh Annexation to the Town of Windsor, Colorado."
5. That by annexing the aforesaid territory, the Town of Windsor does not assume any
obligations respecting the construction of water mains, sewer lines, gas mains, electrical service
lines, streets, or other services or utilities, of whatever kind or nature, in connection with the
annexed territory.
6. That the territory to be annexed shall be zoned within ninety ( 90) days of the
effective date of this Ordinance.
7. That the official records of the Town of Windsor shall be changed in accordance
with this Ordinance and an entry shall be made thereon noting the annexation of the aforesaid
territory. Such entries, together with a brief description of the nature of the change, shall be
signed by the Mayor of the Town of Windsor, attested to by the Town Clerk, and properly filed
with the Larimer County Clerk and Recorder.

A parcel of land being part of the East Half (E1/ 2) of Section Twenty -two ( 22), part of the West
Half (W1/ 2) of Section Twenty -three ( 23), and part of the West Half (W1/ 2) of Section Twenty -
six ( 26), all in Township Six North ( T. 6N.), Range Sixty -eight West ( R.68W.) of the Sixth
Principal Meridian (6th P. M.), County of Larimer, State of Colorado and being more particularly
described as follows:
BEGINNING at the Section Corner common to Sections 22/ 23/ 26/ 27- T. 6N.- R. 68W. as
monumented by a found # 4 rebar which I removed and replaced with a set 30" of #6 rebar with
a 3 1/ 4" Diam. aluminum cap stamped as per BLM instructions and JONES LS 22098 with the
Quarter Corner common to Sections 22/ 27- T.6N.- R. 68W. as monumented by a found aluminum
pipe and cap stamped CDOH LS 10740 to bear South 89 °21' 08" West as determined by a Solar
Observation a distance of 2688. 89 feet with all other bearings contained herein relative thereto:
1: THENCE South 89 °21' 08" West along the South line of the E1/ 2 of said Section 22 a
distance of 1244. 37 feet to the Southeast Corner ( SE Cor) of that parcel of land as
described in Book 1616 on Page 449;
THENCE along the Easterly and Northerly lines of the aforesaid parcel of land by the following
Two ( 2) courses and distances:
