1. CONTRACTOR SHALL VERIFY THE HORIZONTAL AND VERTICAL LOCATION OF ALL UTILITIES,
AND SHALL CALL 811 TO HAVE UTILITIES MARKED.
2. ALL EXISTING SITE FEATURES AND UTILITIES SHALL BE PROTECTED IN PLACE UNLESS
OTHERWISE NOTED.
3. ANY EXISTING SITE FEATURE OR UTILITY DAMAGED BY CONTRACTOR SHALL BE REPLACED
OR REPAIRED AT CONTRACTORS EXPENSE, AND TO A CONDITION EQUAL-TO OR BETTER
THEN PRIOR TO CONSTRUCTION ACTIVITIES.
4. ANY DAMAGED CURB, GUTTER AND SIDWALK EXISTING PRIOR TO CONSTRUCTION, AS
WELL AS STREETS, SIDEWALKS, CURBS AND GUTTERS, DESTROYED, DAMAGED OR
REMOVED DUT TO CONSTRUCTION OF THIS PROJECT, SHALL BE REPLACED OR RESTORED
TO CITY OF FORT COLLINS STANDARDS AT THE DEVELOPER'S EXPENSE PRIOR TO THE
ACCEPTANCE OF COMPLETED IMPROVEMENTS AND/OR PRIOR TO THE ISSUANCE OF THE
FIRST CERTIFICATE OF OCCUPANCY.
5. SEE ARCHITECTURAL DRAWINGS FOR ALL PROPOSED OR RELOCATED DRY UTILITY
SERVICE CONNECTION POINTS TO BUILDING.
6. CITY OF FORT COLLINS LIGHT & POWER (L&P) SHALL INSTALL ANY PRIMARY LINE FROM
CONNECTION POINT TO ELECTRIC VAULT, SECONDARY LINES FROM VAULT TO METER,
AND BUILDING METER. CONTRACTOR SHALL COORDINATE WITH FORT COLLINS METER
GROUP FOR METER LOCATION. CONTACT CITY OF FORT COLLINS LIGHT & POWER FOR
THEIR CURRENT REQUIREMENTS.
7. EXISTING ADA RAMPS DO NOT MEET CURRENT CITY OF FORT COLLINS STANDARD
DETAILS. THE CITY HAS A PLANNED IMPROVEMENT PROJECT THAT MAY ADDRESS THESE
RAMPS, HOWEVER, IF THIS PROJECT IS CONSTRUCTED PRIOR TO THE CITY PLANNED
IMPROVEMENT PROJECT, THEN RAMPS MUST BE BROUGHT TO COMPLIANCE WITH THIS
PROJECT. SEE DETAILS 1604 AND 1607, SHEET 6 FOR CONSTRUCTION GUIDANCE.
8. EXISTING DRIVEWAY AND SIDEWALKS DO NOT MEET CURRENT CITY OF FORT COLLINS
STANDARD DETAILS. THE DRIVEWAY, SIDEWALK, AND CROSS-WALK HAVE BEEN
RE-DESIGNED TO MEET CURRENT CRITERIA. SEE DETAIL 707.2 AND 1607, SHEET 6 FOR
CONSTRUCTION GUIDANCE.
9. EXISTING DRIVEWAY AND ADA RAMPS MEET CITY OF FORT COLLINS AND ADA CRITERIA
FOR CROSS-SLOPE, LONGITUDINAL SLOPE, AND HAVE DETECTABLE WARNING PLATES.
10. SIGN SHALL SAY "NO PARKING FIRE LANE". SEE DETAIL SHEET 6 .
WATERLINE NOTES
1. WATERLINE CONSTRUCTION IS NOT EXPECTED FOR THE EXPANSION. HOWEVER, IF
WATERLINES ARE TO BE CONSTRUCTED, REPAIRED, OR REPLACED, ALL WORK SHALL
CONFORM TO THE CURRENT CITY OF FORT COLLINS STANDARDS AND SPECIFICATIONS.
2. WATER MAINS, IF NEEDED, SHALL BE PVC (C-900) AS SPECIFIED BY THE CITY OF FORT
COLLINS STANDARD PLANS AND SPECIFICATIONS.
3. WATER SERVICES, IF NEEDED, SHALL BE PVC (C-900), AND BE CONSTRUCTED A MINIMUM

SANITARY SEWER NOTES
1. ALL SANITARY SEWER PIPE, AND SERVICES, SHALL BE PVC (SDR 35) UNLESS OTHERWISE
NOTED ON PLANS. SANITARY SEWER PIPE SHALL BE AS SPECIFIED BY THE SOUTH FORT
COLLINS SANITATION DISTRICT.
2. ALL SANITARY SEWER PIPE AND SERVICE FITTINGS SHALL BE PVC (SDR 35) UNLESS
OTHERWISE NOTED ON PLANS.
3. CONTRACTOR SHALL EXCAVATE TO EXISTING SEWER SERVICE AND REMOVE & DISPOSE
OF PIPE AS SHOWN ON PLANS. EXISTING SEWER SERVICE SHALL BE REPLACED WITH 8"
PVC (SDR 35) PIPE IN SAME LOCATION AS EXISTING PIPE, BUT SHALL BE INSTALLED IN A
CASING PIPE PER NOTE 4 BELOW. BEDDING SHALL BE RE-WORKED OR REPLACED AS
NEEDED.
4. CASING PIPE FOR SANITARY SEWER LINE BELOW BUILDING EXPANSION SHALL BE A
MINIMUM OF 22-INCHES IN DIAMETER, AND MAY BE UP TO 24-INCHES IN DIAMETER IF MORE
READILY AVAILABLE.
STORM SEWER NOTES
1. STORM SEWER PIPE SHALL BE RCP, PVC, OR ADS PIPE AND SHALL HAVE WATER TIGHT
JOINTS.
2. ROOF DRAIN COLLECTION PIPES SHALL BE ADS PIPE WITH NYLOPLAST GRATES.
3. ALL STORM SEWER SHALL BE INSPECTED BY THE CITY OF FORT COLLINS.

1. THIS GRADING AND EROSION CONTROL PLAN CONSIDERS EROSION CONTROL DURING
CONSTRUCTION ACTIVITIES.
2. THE CONTRACTOR SHALL HAVE ON-SITE AT ALL TIMES THE STORMWATER MANAGEMENT
PLAN, AND FOLLOW ALL RECOMMENDATIONS CONTAINED WITHIN.
3. THE CONTRACTOR SHALL RECORD CHANGES TO THE SITE'S STORMWATER MANAGEMENT
PLAN AS CONSTRUCTION ACTIVITIES DICTATE.
4. THE CONTRACTOR SHALL SECURE A STAGING AREA IN COORDINATION WITH THE OWNER,
AND SHALL INCLUDE A SOLID WASTE DISPOSAL AREA, PORT-O-LETS, MATERIAL STORAGE
AND A DEDICATED RE-FUELING AND MAINTENANCE AREA.
5. THE CONTRACTOR CAN CHOOSE BETWEEN SILT FENCE AND SEDIMENT CONTROL LOGS
WHERE INDICATED ON THE PLANS.
6. THE CONTRACTOR SHALL ESTABLISH ONE LOCATION FOR A CONCRETE TRUCK WASHOUT.
7. GRADING CATCH SLOPES SHALL NOT EXCEED 4:1 UNLESS OTHERWISE NOTED ON TEH
PLANS.
8. IF POSSIBLE, AREAS ADJACENT TO THE CHURCH EXPANSION THAT DO NOT RECEIVE
CONCRETE PAVING, THE FINISHED GRADE SHALL FALL A MINIMUM OF ONE FOOT IN THE
FIRST 10 FEET FROM BUILDING OR AT A GRADE OF 10%.
9. PROPOSED EMERGENCY ACCESS ROUTE SHALL BE CONSTRUCTION OF CDOT CLASS D
CONCRETE (4500 PSI), AND SHALL BE A MINIMUM OF 8" THICK OR AS DIRECTED BY A
GEOTECHNICAL ENGINEER.
10. CONTRACTOR SHALL PERFORM A PROOF-ROLL OF THE SUBGRADE BELOW THE
PROPOSED EMERGENCY ACCESS IN THE PRESENCE OF A GEOTECHNICAL ENGINEER.
11. THE LONGITUDINAL SLOPE OF THE EMERGENCY ACCESS DRIVE SHALL NOT EXCEED 10%
IN ANY LOCATION.
12. THE CROSS-SLOPE OF THE EMERGENCY ACCESS DRIVE SHALL BE 2% FALLING AWAY
FROM THE CHURCH AND TOWARD THE EXISTING DETENTION POND.
13. AN EMERGENCY OVERFLOW SECTION IS PROVIDED ALONG THE PROPOSED EMERGENCY
ACCESS DRIVE, IN THE EVENT THE 12-INCH CULVERT IS PLUGGED. THIS OVERFLOW
SECTION IS MORE THAN 12 INCHES BELOW GRADING ADJACENT TO BASEMENT OF
CHURCH.
