Collins jholland@fcgov.com 970-224-6126 August 18, 2017 RE: Alternative Parking Compliance for 729 Shields St.: Kappa Kappa Gamma Mr. Holland, This letter serves to provide Alternative Compliance as set forth in Sec. 3.2.2 (K)(1)(a)(1) of the Ft. Collins Land Use Code. Per Sec. 3.2.2 (K)(2)(e) The required parking ratio for fraternity and sorority houses is 2 parking spaces per 3 beds (66.7%). The bed total after completion of the expansion proposed for this building will be 71. Adhering to the published ratio would require a total of 48 parking spaces. The site plan for this project has capacity for 40 parking spaces, providing a parking ratio of 56%. We respectfully request acceptance of the Alternative Compliance. The reduction in parking will be handled administratively by the governing body of the sorority, who will limit the presence of vehicles and provide parking permits to upper-classwomen residents only. Given the proximity of the campus to this property and the prevalence of pedestrian and bicycle traffic to and from the campus, we believe this reduction in parking ratio is acceptable and warranted. Given the relatively small reduction in total spaces and the minimal impact it will have on operation of the facility, we feel a Parking Impact Study is not warranted.
