The property is located in the NCB zone district. The current lot as submitted does not proposal any changes. The existing building facade and footprint is also not proposing any changes. Internal renovations have already been completed through a separate building permit. The renovations entails changes to materials and cosmetic fixes to improve the internal quality of the house. The Colorado Department of Public Health and Environment, Division Of Environmental Health And Sustainability, Sanitary Standards And Regulations For Public Accommodations, defines Rooming House as follows: 2.25 Rooming House: See “Lodging House”. 2.18 Lodging house means any dwelling or that part of any dwelling containing one or more rooming units in which space is let to three or more persons. The lot is a legal duplex address as 805 and 805.5 Remington St. 805.5 Remington is a basement unit of approximately 980 square feet. It is a 1 bedroom, 1 bath studio apartment with a kitchen and living room area. It has legal egress window with screens in the bedroom and a secure handrail on the entrance stairway. Average square foot per rooming unit is 980. 805 Remington is a 5 bedroom 4 bath home with approximately 1880 square feet in total. The home consists of a kitchen, living and dining room in addition to the 5 bedrooms. Each bedroom has legal egress windows and required screens. The average square footage per rooming unit is 376. All wiring and plumbing are up to current code requirements. Interior renovations have been completed through a separate building permit. There are 5 back in parking spaces provided in the alley.
