RE: Staybridge Suites, PDR160010 – Variance Request Off-Street Parking Setback
Dear Mr. Ragasa,
We are requesting a variance for a reduction in the LCUASS 19.3.1 Minimum Distance for
parking setbacks as described in Figure 19-6. This request is due the numerous special site
constraints, Poudre Buffer Zone and to align with the neighboring Insitu site parking lot to the
west. We are requesting a reduction in the minimum 75’ set back down to an approximately 45’
setback. We have confirmed that the first two stalls will not impede the crosswalk should either
of the drivers back out of the stall to head south in the parking lot. There is a 20’ area for them
to back out prior to encroaching on the crosswalk.
