Statement of Planning Objectives
This project is a small 492 sf building with a single lane drive-thru and walk up window located at the patio.
The covered patio with outdoor seating has direct access from the public sidewalk on College and bicycle
parking off the internal drive aisle.
The site design provides a park like setting around the single drive thru lane with abundance of landscaping
to mask the waiting cars. Easy access to the covered patio for pedestrians from College to the patio and from
the south provide users with a comfortable and safe environment to take a break. As that the new
development is small much of the existing site conditions will remain and have been incorporated into the
design. The original building pad location is landscaped with natural grasses and blends in well with the
detention pond to the west and the surrounding undeveloped property to the north.
The average number of employees is about three and utilizing the existing parking stalls for employees and
customers was purposeful. Along with integrating the recycling and trash enclosure in this area provides easy
access for employees as well as placing it away from College.
The proposed drive thru building will be a wood framed building clad predominantly with a synthetic stucco
finish system and brick wainscot to pick up a material from the adjacent building, accented with horizontal
steel siding as accent walls. The building parapets are sloped with a copper metal appearance to match the
adjacent building and will screen the roof-top equipment. The exterior materials are selected for their
consistency with the surrounding buildings and for their contemporary design characteristics.
