ComCap Management, Inc., an affiliate of McDermott Properties, the developer, currently
manages 20 apartment communities along the Front Range. Several operating procedures
are outlined below:
Pets
Cats and small dogs are allowed on the premises. Management designates areas for the
dogs to relieve themselves and pet stations throughout the property. Residents are
instructed and required to clean up after their pets.
Trash/Recycling
Two trash rooms are located on each floor. Upper floors have a trash chute that residents
will dump trash into. Regular trash is contained in dumpsters. Separate bins for recycle
items are located in each trash room.
The property’s maintenance team rolls dumpster out of the building to a location in the
parking lot where a trash removal service empty’s the dumpsters.
Recycle items are collected and rolled out on the recycle waste removal schedule.
Snow Removal
Snow removal is contracted to a 3rd
party and removed as necessary. Snow storage areas
are designated so parking spaces are not used for snow storage. Onsite maintenance
personnel assist in snow removal as needed; this includes shoveling of walks, entry ways,
etc...
Noise Expectations
Acknowledgement of neighborhood noise and commercial activity will be addressed in
leases which will be executed by all residents. Tenants will acknowledge that they are
living in a mixed use area and may experience noise and commercial activity adjacent to
the Oakridge Crossing building. The need for strict observance of signs and the need to
exercise caution and comply with safety warnings will be outlined in the property’s lease.
