Revisions to the referenced plans are based on comments and redlines received from your office dated April 15, 2016. Please find below a summary of comments as well as a responses noted in red. Comment Summary: Department: Planning Services Contact: Ryan Mounce, 970-224-6186, rmounce@fcgov.com Topic: General Comment Number: 12 04/08/2016: Is there a corresponding access easement north of the property boundary? A full 24 foot access easement (two-way drive aisle width) is needed to access the parking stalls north of the building. The easement exists on the adjacent property. Documentation sent via prior email. Comment Number: 13 04/08/2016: At the staff review meeting, potential ideas for the drop-off area were discussed to help direct or restrict flow and avoid confusion. Please identify what kind of devices (signs, striping, etc) will be used on the site plan. Directional striping is added to the plan. The shade tree SW corner of the building and the shade tree near the NW corner of the building. Please label. Labels are added. Note the NW corner trees are labeled as a pair. Comment Number: 7 Three Northern Red oaks Quercus rubra are used on the plans. This oak species is not adapted to the alkaline soils found in Fort Collins. Shumrad Oak is very similar and is compatible with Fort Collins soils. Change the Northern Red oak to Shumard Oak or to another adapted shade tree. The Red Oaks are replaced with Bur Oak. The fence cannot be located within the 20 foot wide access easement. The fence over the easement is called for removal on sheets C6.10 and C7.10 in the Utility Plan set. I see that there is a proposed easement for the detention basin; however, it does not appear that the outfall pipe is included within this easement (it needs to be) prior to entering the existing easement on the property to the south. Coordination of the outfall construction with the property owner to the south will be required. Is it possible that the outfall location could be revised to daylight further north, possibly with some swale grading? The proposed easement is expanded. Additional survey was performed on the outfall ditch and the pipe has been shorten.
