Building Permit Pre-Submittal Meeting:
Pre-Submittal meetings are required to assist the designer/builder by assuring, early
on in the design, that the new commercial or multi-family projects are on track to
complying with all of the adopted City codes and Standards listed below. The
proposed project should be in the early to mid-design stage for this meeting to be
effective and is typically scheduled after the Current Planning conceptual review
meeting.
Applicants of new commercial or multi-family projects are advised to call 416-2341
to schedule a pre-submittal meeting. Applicants should be prepared to present site
plans, floor plans, and elevations and be able to discuss code issues of occupancy,
square footage and type of construction being proposed.
Construction shall comply with the following adopted codes as amended:

05/17/2016: • Page 4 – Drywell – We need to discuss this system in further detail.
There are several things that I have questions/comments about:
o Why have the sump manhole that is intended to collect sediment? Isn’t that what
the Filterra system is supposed to do?
o The 2-36 inch pipes are intended to provide volume storage for the 2-year storm
but this isn’t wanted or necessary. We don’t want this system to act as an
inadvertent detention or retention system. The intent of the drywell is to provide a
place for the stormwater to gravity drain. The drywell detail shown in the plans
should be a single manhole with gravel material that provides good percolation rates
and that extends down far enough into material that also has good percolation rates.
The percolation information and the bore log information provided in the geotech
report don’t seem to match.
o The 4-inch HDPE outflow pipe needs to be at least a 6-inch pipe. We do not allow
any pipe sizes less than 6-inch.

trash enclosure area. Are you continuing the curb or transitioning to a crosspan?

I don¿t understand how grading and drainage will work on the north side of the trash
compactor. It doesn¿t look like drainage can get east and around or out of the
corner of the building and trash compactor. I also don¿t know how you get drainage
from Basins B1 and B2 to the Filterra unit.

you’re proposing inflow (catch) curbs or outflow (spill) curbs in some places. Also,

so you will need to provide a different detail for a 1 foot gutter.

01/05/2016: Because this project is located in the Poudre River floodplain, the
developer will be required to have an Emergency Response Preparedness Plan
approved prior to starting construction. Please expand on the Critical Infrastructure
Trigger Point discussion as it does not match the wording on the exhibit that would
notify employees at least two hours before flooding. Also, please fill in Section 2 on
page 5, the Method of Receipt of Flood Warning, Section 4 on Page 6, Procedures
for Notifying Employees. Please have an engineer fill out Section 5 on Page 6 with
gage heights triggering states of readiness and evacuation. Please fill out Section 7
on Page 8, the Process ofr Distribution of Plan and Evacuation Routes and Section
9 on Page 9, Post Flood Recovery Measures. The revised EERP plan can be
submitted with the Floodplain Use Permit for the site.

sewer service is located in almost the same location as the existing service. Why
not just use the existing service and save yourself an excavation on adjacent
property?

Abandonment of the sanitary sewer service line is to be coordinated with the City of
Fort Collins Utilities Field Operations staff by the contractor. City Field Operations
can be reached at (970) 221-6700. A note stating these requirements needs to be
included on this page.
