RE: East Ridge Third Filing – Intersection Spacing
A variance is being requested for the intersection spacing presented in Table 7-3 of LCUASS for the
proposed private drive (Helldiver Drive) onto Barnstormer at the back of lots between Vicot Way and
Navion Lane. This spacing is approximately 125 feet (LCUASS requires 150) from the north-south
centerlines of Vicot Way and Navion Lane. This is proposed to be a temporary condition until the
development of Tract M (future development). The design review of the Tract M parcel within the East
Ridge Third Filing will trigger a review of the location for this access and a revised location will be
coordinated with the City of Fort Collins at that time.
