WRITTEN DOCUMENTS On behalf of Mr. Evan Gilmartin (Applicant), owner of the subject property, Sorensen Engineering & Construction, LLC (SEC) is pleased to submit these Written Documents in accordance with the submittal requirements for a Project Development Plan (PDP). The owner wishes to subdivide the property into six (6) residential lots, with two (2) family dwelling units on Lots 1, 2, and 3—primary dwelling units on the front with secondary dwelling units on the back half over the garages—and a single dwelling unit on Lots 4, 5, and 6. The eastern-most lot (previously identified as “Lot 7”) is now dedicated for a stormwater detention pond and is referred to as “Tract A.” The access driveway along the north side of the property is dedicated as “Tract B.” The following information is submitted in fulfillment of the PDP application submittal guidelines. A. Application form and Fees The required PDP application form is attached. The Applicant understands that there are no additional fees due at this time with this Round 2 submittal. C. Names and addresses of landowners As provided by APO Colorado, an excel spreadsheet listing the names and addresses of all owners of record of real property within 800 feet of the property lines of the subject property has been delivered to the City. A copy of that excel spreadsheet is attached. D. Statement of Planning Objectives The Statement of Planning Objectives was submitted with the Round 1 PDP Application documents. As indicated on the attached Project Routing Sheet provided by Mr. Ted Shepard, it is not necessary to resubmit the Statement of Planning Objectives with this Round 2 submittal. E. Response Letter addressing issues raised in Round 1 of the PDP Application As indicated on the attached Project Routing Sheet, 10 copies of the Comment Response Letter addressing applicable issues raised in the Round 1 review are attached. F. A complete list of the new street names requested in the proposed development (2 copies) Not applicable; no new streets are proposed with this project. Project Development Plan 2 G. Legal description of the site A tract of land situate in the Northeast ¼ of Section 10, Township 7 North, Range 69 West of the Sixth P.M., City of Fort Collins, County of Larimer, State of Colorado, which, considering the North line of said Northeast ¼ as bearing North 89°29’09” West, and that all bearings contained herein relative thereto, is contained within the boundary lines which begin at a point which bears North 89°29’09” West 1330.64 feet, and again South 00°13’24” West 1187.69 feet from the Northeast Corner of said Section 10, and run thence South 00°13’23” West 119.99 feet to the North line of Cherry Street; thence North 89°13’40” West 367.67 feet; thence along the arc of a 15.00 foot radius curve to the right a distance of 23.60 feet; the long chord of which bears North 44°09’24” West 21.24 feet; thence North 00°54’52” East 104.91 feet; thence South 89°14’00” East 371,26 feet to the Point of Beginning. (which contains 1.024 acres, more or less) H. Name and address of each owner of property within the boundaries of the development plan area. A development schedule indicating the approximate date when construction of the project or stages of the same, can be expected to begin and be completed, including the proposed phasing of construction of public improvements and recreational and common space areas A detailed construction schedule will be submitted prior to construction activities, but at this time, the Applicant expects construction to begin in mid-2017. II. SITE PLAN DRAWINGS As required, 10 copies of the Site Plan Drawings are attached. III. SUBDIVISION PLAT As required, 10 copies of the Subdivision Plat are attached. IV. ARCHITECTURAL ELEVATIONS Project Development Plan 3 The Applicant requests that the submittal of architectural elevations be deferred until final submittal, or until such time as builders are named and architectural styles and specific home designs are established. V. LANDSCAPE PLAN As required, 10 copies of the Landscape Plan are attached. VI. TRANSPORTATION IMPACT STUDY In accordance with conceptual review comments by Martina Wilkenson, Fort Collins Traffic Operations Department, the requirement for a TIS has been waived. VII. UTILITY PLANS As required, 6 copies of the Utility Plan are attached. VIII. UTILITY PLANS CHECKLIST One copy of the Utility Plans Checklist is attached. IX. PRELIMINARY DRAINAGE REPORT AND PLANS As required, one copy of the Preliminary Drainage Report and Plan is attached. X. SOILS REPORT The Applicant requests that the Soils Report requirement be deferred until development activities begin. With this request, the Applicant understands that the developer is ultimately responsible for proper soils evaluation and subgrade preparation to prevent concrete failures in the sidewalks and access alley. XI. CONCEPTUAL LIGHTING PLAN Although the “Lighting Plan” is not checked on the attached Project Routing Sheet, the lighting plan is shown on the Landscape Plan provided with this submittal. XII. HAZARDOUS MATERIALS IMPACT ANALYSIS N/A. XIII. REQUESTS FOR ANY KNOWN ENGINEERING VARIANCES The Applicant makes no requests for any known engineering variances. XIV. LETTERS OF INTENT Project Development Plan 4 N/A. There are no off-site easements or off-site rights-of-way necessary for this project. XV. ELECTRONIC COPY OF ALL SUBMITTED MATERIALS As required, one electronic copy of all submitted material is included with this submittal.
