separate document if the lot will not be platted. A variance to the LCUASS
standard can be requested (LCUASS 1.9.4) but it may or may not be approved.

The right‐of‐way and easements documents are complete for College Ave, Magnolia St, and the alley.
They will be forwarded as soon as they are ready for recording.

show 16 trees, but the existing landscape plan only shows 9 trees. Where are
the other 7 trees? In particular, the deciduous trees are hard to see because the
linework overlaps. Any trees removed from the site should be noted as such
along with detail for mitigation. The numbers provided in the tree notes were incorrect; there
are indeed 9 existing trees and these are now shown more clearly and the notes have been
corrected. The tree symbols have also been scaled down for clarification.

01/03/2017: The justification for the modification of standard should focus more
on why the proposed solutions meet the general purpose of the standard in
3.2.2(J) "equally well or better than" a plan that complied with the standard. The
justification as written emphasizes the impact to the parking lot, not how well the
proposed solution meets the purpose of the standard. Also note that the 15 foot
setback applies only to the College Avenue side of the parking lot. The setback
from the alley only needs to be a minimum of 5 feet. The modification of standard has been
revised to focus on how it meets the general purpose of the standard rather than the impact on
the parking design.

12/30/2016: The grading plan should be reconfigured such that runoff will
infiltrate into the paver sections and not bypass the pavers at an unknown rate
into the public street. The proposed u-channel is actually the low point for one of
the paver sections, which means that an unspecified amount of runoff is going to
simply escape through the u-channel. This channel should either be eliminated
or modified so that it is not at the low point.
The u‐channel has been removed. All the runoff from the site now drains to the paver sections.

A new spreadsheet for calculating detention volume has been created using the Fort Collins
storm and following the requirements of Chapter 10, Section 3.23.

computations but I can’t tell how you’re including only the void space volume in
the paver sub-grade. You should be assuming a 30% void space and this
should be stated in the report. Also, the elevations shown on this spreadsheet
need to be related back to the paver sub-grade section so I can verify that the
detention volume is within the rock layer of the sub-grade and/or verify that the
12-inch depth of this layer is adequate.
A note has been added to state that 30% imperviousness is used for #2 subbase. The #2
subbase depth has been increased to 16 inches to provide enough storage for the 100‐year
event.

sanitary sewer main in the alley that are not shown on your plans. Please include
these and make sure to survey the depth of the sanitary sewer main to ensure
no conflict with the proposed storm pipe that crosses it.
The 4” waterline and 6” sanitary line have been added to the plans, and a utility crossing callout has
been added to the Utility Plan to confirm there is no conflict with the storm and sanitary lines.
