In order to be used as an R-1 occupancy with up to 50 guests + 2 staff, it shall meet minimum the following criteria: > Two approved exits. > Exit doors with outward swing and panic hardware. > Exit signs. > Emergency lighting. > Smoke detection tied to a fire alarm system. Please provide a general floor plan to show that the sleeping arrangement accounts for required paths of egress. Is this 20' from the back of curb? If that is the case, this setback doesn't mean much from a Land Use Code perspective since setbacks are measured from the back of the sidewalk/right-of-way line. In which case, please remove the 20' setback references on the site plan. The site plan is dated 2004 and shows hatching for "new construction" - this does not appear to be current to this proposal. Are there any site changes proposed along with the added use of Seasonal Overflow Shelter? It does not appear that there are any proposed site changes; therefore, there are no requirements at this time. Please advise if site changes are proposed, and contact Dan Mogen in Water Utilities Engineering at (970)224-6192 or dmogen@fcgov.com to coordinate and determine what requirements, if any, will apply.
