sides of the trash enclosure as well as the doors. Show the design for the doors,

visible from the street. Note on the plans that the TE will have a separate bin(s)
for recycling. Please show the containers and make sure that circulation inside
the TE works and that the TE is properly sized for potential uses that could
occur on lots 1 and 2, and that there is sufficiant space to encourage recycling. If
an addtional TE location is needed, please add it to the the project.

Please show why this is needed. Engineering would like to see this removed.
Additional grading or possibly adding a berm would help with drainage and
allow for the removal of this pan. The curb cut would need to be perpendicular to
the curb. Based on the grading plan, it looks like the curb cut will create a low
spot, creating a drainage issue. If the pan is the only option and allowed, please
provide the City stormwater drainage pan detail in the Utility Plans.

03/30/2016: The southbound ramp on Illinois Drive will need to match the
existing directional ramps along Illinois Drive. The existing curb may need to be
modified to allow for a wider ramp. See ramps west of Illinois Drive where 12'
walks currently exist. Ramp standards indicate that the width of the ramp shall
be the same as the sidewalk, up to 8'.

Drive. At least 1' is needed between the tree grate and inlet.
Response: 2.12’ is provided between the edge of the tree grate and the inlet and 40’ is provided between
the canopy tree and the street light.

both Lots 1 and 2 as well. Please verify with Stormwater if this line will need to
be a public line.

Collins standards at the Developer's expense prior to the acceptance of
completed improvements and/or prior to the issuance of the first Certificate of
Occupancy."

Move the tree at the corner of Illinois and Drake on Illinois twenty feet away from
the stop sing. This coffee tree is currently shown at 10 feet from the stop sign
but needs to be placed 20 or more from the sign.
Response: Tree location has been adjusted.
12/08/2015:
Show the locations of any other street lights and the locations where stop signs
will be located. Street tree placement from any of these fixtures should be
adjusted to meet the following standard.
Street Lights:
Canopy shade trees 40 feet
Ornamental trees 15 feet
Stop Signs:
All trees 20 feet away from signs

Evaluate street tree placement for line of site at the following corners:
Illinois and East Drake: The first tree along Illinois and the first tree along Drake.
Illinois and Limon: the first tree on Illinois should be shifted to the north. The first
tree along Limon may be in conflict with where a stop sign will be located and is
also close to the corner.
East Drake and Iowa: Evaluate the first tree for better clearance of east bound
traffic on Drake.
